According to Rogers, 70% of the lessees live at One Cardinal Way full-time. DeWitt says many are young professionals and empty nesters, but others belong to a market that, he says, most downtown properties elsewhere don't tap into.
So, does the success of One Cardinal Way clear the way for a second residential tower to be included in phase 3 of Ballpark Village?
"Certainly the preliminary verdict is in that we've created something special," says DeWitt. "Presumably more of it would be successful too, but we have to run through all the exercises of planning, financing and everything else first.
"We've already talked about some schematic design ideas for maybe another tower or whatever, but it's a little early to start talking about when we might break ground on something else."
From what I know, design is further along than Bill DeWitt makes it seem. Renderings have been produced and are in-hand with a select number of people just waiting to be revealed at this point. I'm sure they have some Pro Forma work left to do and iron out some specific details, but they've passed the schematic design phase and are on their way, or already underway, to crunching the numbers and other things. It's hard to know for 100% certainty though since may source doesn't want to admit too much.
What I will say though is 2 Cardinal Way is reportedly at 25-stories (1 retail, lobby and loading zone, 7 parking level, 17 residential floors). 250 apartments (+/- 5), estimated at this point. Specific design layout, as I said previously, is supposed to be a fusion of One Cardinal Way and Three Light, so look for an "L" shaped design on top of the podium with slanted roof and perhaps a cantilevered portion of the "L" held up by "W" supports like 3 Light. Glass color, I imagine, will be dark like One Cardinal Way. I wouldn't be surprised if we see another "sky screen" on 2 Cardinal Way considering that parts of it will be visible from within the stadium, highway, and areas South of the Stadium.
So not ti burst anyones bubble, but I highly doubt any future buildings at Ballpark Village exceed One Cardinal Way in height unless, under extraordinary circumstances, a single office tenant that needs a ton of Class A space chooses Ballpark Village and a tall office tower is built. I'm fine with the buildings being shorter than One Cardinal Way because, in my view, it could create a "spiral" design of the buildings (Phase 1 being the shortest, followed by OneLife, followed by Live! By Loews, followed by PwC Pennant Building, followed by Northwest Lot, Central Lot, 2 Cardinal Way (Northeast Lot) and capped with One Cardinal Way being the tallest).
Until 2 Cardinal Way is announced, OPUS and Bamboo Equity are going to try and capitalize off of the demand for residential near the stadium with 1014 Spruce and 300 South Broadway (combined adding over 220 apartments). While those properties wont be at the same luxury level as One Cardinal Way, they'll fill a demand zone.
