^ I thought so, I like the old plan better.
Maryland /Ladue Rd Metrolink Station? Seriously? Much more importantly, Clayton is way behind downtown in terms of massive parking garages. The Centene garage was a push in the right direction, but these two monsters totaling 3,835 spots should really bring them up to speed. If they want to stay competitive, Clayton must close the parking garage gap.

There's plenty of great space available for Brown downtown now.

^ what about Brown Shoe at BPV? Not quite as the no-brainer of Rawlings hq'd down there with a "Louisville Slugger" type retail/museum experience, I could see Brown Shoe having an interesting retail showroom of their vast line of footware on the street level of their new corporate office.

Let me kill this thread. I work at Brown Shoe, and yes - back in 2007, we were considering an expansion. With the market collapse, the project died. When we changed CEO's, the project was entirely scrapped. Instead of tearing down the 8300 & 8400 maryland buildings, we are in the process of rennovating the interior. With the interior rennovation of the 8300 maryland building is nearing completion, it is not even conceivable that we will tear down and build!

From the Clayton ARB. More improvements to the current structure.
Consideration of a request by David Rodgers, Vice-president of Real Estate Management, Brown Shoe Company, Inc., owner, for review of the design and materials associated with a proposed new entry plaza at the northeast quadrant of the campus, a new plaza/waiting area along Topton Way, the relocation of the “shoe” sculpture to the western portion of the campus, new landscaping and a new ground sign at the northwest corner of the visitor’s parking lot (61 Topton Way).

Caleres HQ is for sale. It seems like the Caleres HQ could actually move and the site could be redeveloped (ie, not just a purchase and lease-back):

“This also gives us an unprecedented opportunity to redefine our workplace and find tailored office space that meets the reality, flexibility and needs of our St. Louis associates. We will explore all options for this new space, but ideally we would like to remain in the metro St. Louis area.”
"Development and ownership opportunities in Clayton are scarce, to say the least, and this property’s potential is unmatched, as either a new, mixed-use development or re-tenanted, amenity-rich suburban office destination.”

I’d also guess the Enterprise local office, the bank and other properties between the trail and 170 are being circled by the real estate developers.
Feels like there has been a new variant of a plan for this property once a decade or so:

Oh man, what a tremendous opportunity for the city to snag a major legacy employer from the burbs. Caleres could really make a bold statement by moving downtown, and it could be a big win in so many ways:
-They’d be local heroes and get tons of great press for making such a big symbolic move.
-They can take their pick of prime real estate and increase their visibility and brand recognition exponentially for a fraction of what they’d pay in Clayton.
-The company could re-establish itself as a trendsetting brand.
-A return to its roots.
-It would be a huge feather in Tishaura’s cap as she begins her first mayoral term.
-It would almost certainly create a ripple effect of positive momentum for downtown.
-It would be easier to recruit top creative talent who seek a true urban environment.
I’m sure it’s a long shot but damn, I hope city leaders will jump on this opportunity. Is the St Louis Fashion Fund still going strong?

Is anybody worried about the window being left open for Caleres to leave the STL region? “ ideally“ they would like to stay but I would like their commitment to be a bit more firm. Is it a longshot that they leave the St. Louis region?
That was my take-away as well. Before being convinced to move Downtown they need to be convinced to stay in St. Louis. Although "ideally" could also just be another way of signaling that "with a remotely competitive tax incentive structure we'll be staying in St. Louis."DogtownBnR wrote: ↑Apr 17, 2021Is anybody worried about the window being left open for Caleres to leave the STL region? “ ideally“ they would like to stay but I would like their commitment to be a bit more firm. I think Wabash hits the nail on the head. And my guess is there are certain municipalities in this region that would provide that “competitive tax incentive structure” as well.
I would say it’s a long shot they leave. Hopefully they’ll go east.

I also picked up on "ideally".
I hate that it sort of 'signals' to other regions to compete.
Brown (Caleres) have been thinking about a new ST. LOUIS headquarters (off and on) for quite sometime. The region needs to jump this regardless of where it might go within the region. Downtown would be a jackpot for sure, but I don't care where they move to as long as they stay in the St. Louis region. Clayton's Forsyth Pointe would be a great option.
Also, St. Louis has an experienced local workforce. Lots of shoe companies in St. Louis.
Pets, Shoes and Booze.

I think the “ideally” is just a possible incentive play. I am not all that worried they actually would leave.

“Ideally” is purely to signal to locals and the state to start submitting tax incentive offers.
909 Chestnut. Combine all their office, manufacturing, warehouse, distribution, and sales space into one building. Plenty of space, so maybe even throw in some worker housing.arch city wrote: ↑Apr 17, 2021I also picked up on "ideally".

^ As nice as that sounds, my hope is that a developer finally converts 909 away from a one tenant building. Also, I would hope they add parking. That is why I liked the Clayco plan so much. I would guess they go to Clayton or Chesterfield. Unfortunately, many of our big corporations do not value being in downtown St. Louis. That needs to change!
I know someone who is relatively high up at Caleres, that's what she told me:
- This had been coming for a long time (pre-Covid). The original complex consisted of 3 structures. One was converted to residential a few years ago. A second one was completely empty even at a fully staffed state for the HQ.
- They are looking to relocate in Clayton.
