The planning documents refer to it as a massing study, so hopefully the design will improve.

I really like it. Seems like a good use of space and in line with some other good college retail corridors in other cities

The University City Delmar Loop Photograph Project doesn't
This is the oldest surviving building in the Delmar Loop.  It was built at 6640-42 Delmar Boulevard in 1910  by Max Bond for his tailoring shop.  It has been home to a variety of businesses and at the time this photograph was taken, Medical Arts Pharmacy and Rose Marie Beauty Salon were first floor tenants.  Rinaldi's Italian Restaurant was next door.

It’d be nice if they could incorporate the Craft Alliance building into the development. Nice to see Opus planning additional projects in STL.

Strange to tear down the craft alliance building just to leave the surface parking immediately to the west.

The thin retail seems a little weak too considering the loop is some of the most valuable $-sf in the region. Can’t the exercise room be moved to the second floor or the side of the building?

Yay for density and urban scale.
Boo for tearing down the Craft Alliance building and boring design.
Hopefully the aesthetics can be improved. The current rendering is exactly the standard dime-a-dozen boxes that people in booming cities like Denver, Austin, Minneapolis, etc bemoan because they lack any style or originality. I have hope that it can be sexed up a little.

^That sort of thing seems to happen a lot more for old farmhouses than old factories or storefronts. (Every historic house I can think of in south county has moved at least once. Hawken, Sappington, and most recently the Arban house.

Including the Craft Alliance Building, this makes a humungous building.  I do wish they'd leave that portion out.  It adds some nice architectural diversity.  And it looks cool.

The Minneapolis-based company, which has a Clayton office, is under contract to acquire the Commerce Bank building from the bank and is "nearing the end of negotiations" with Washington University to purchase the former Craft Alliance property that is currently vacant, Ryan Carlie, director, real estate development at Opus in St. Louis, told University City. Craft Alliance moved 2 miles east last year to a larger space in a "maker district" area in St. Louis city.

The eight-story development plans to have units ranging from studio, one-, two-, three- and four-bedroom apartments. Also planned is 5,700 square feet of retail space and a 3,500-square-foot "community plaza." The project is estimated to add $13.4 million to University City's tax rolls over a 20-year period once built, according to plans.  A total investment cost was not disclosed. 

Opus is targeting Washington University students, other college students and young professionals with the development, though the project will not be owned or officially affiliated with Washington University, according to plans. 

Construction would start this fall and wrap up by summer 2023.
