They're not the only one to call a shorter building like this a "tower". The Edwardsville Intelligencer called a 5-story condo building a tower.

Those are some helpful contextualizations. But the "density" comparison isn't entirely accurate. What's shown is "density" of apartments-per-acre. But this project is unique in its high number of bedrooms per unit - around 2.5BRs per - including some 4BRs. So, once leased up, it will add a lot more density of actual people than if it was following the format of most projects we've seen recently.

Unfortunately, I think that results in an increased parking space-per-acre metric as well.

I've wondered about it and asked OPUS if they could provide an update but they never got back to me. I imagine this might be tied to Delmar and Skinker, where I recall seeing a rumor that OPUS was taking over that corner property, but we'll see.

I've now been told that this proposal replaces the plan at 6630 Delmar.  So OPUS is out down there, but in here. Sad that we don't get two buildings going up at once but someone else will come along at 6630.

Honestly pretty happy to see 6630 Delmar fall through. I liked the massing and everything but it's totally unnecessary to tear down the old Craft Alliance building. That thing is a beauty.

The property is listed for sale for $4.9 Million. The sale no longer includes the Craft Alliance Building.

I heard from a pretty trustworthy source today that a developer put down a contract for $4+ million on this site and plans for multi-story apartments with first floor retail. Let’s see what ends up happening though I guess. And as Chris previously mentioned, the Craft Alliance building is not part of the deal.

Posted in my Facebook Group, so I don't have too many details but supposedly LuxLiving is taking over the project. This is hilarious considering I recommended the site to Vic last year and he said he wouldn't pursue it because someone else was and the parking requirements were difficult to work with. Yet here we are. 

I don't mind how it looks, but I'm opposed to them doing anything else until they address the shitshow at their company, the deferred maintenance issues, and that Ely Walker lofts fiasco. Quality over quantity needs to be the focus for them because at this point, the sheet of issues they have is quite long and utterly shameful.

I actually really do like the design of that building. It's so much better than what is there now. 

But I agree; Lux Living needs to figure out some things with their company.

Ultimately, it will be interesting to see if University City is more willing to deal with them than St. Louis city.

Lux already has the McKenzie going up in University City, so they've worked with them before. I imagine they'll be more than happy to work with Lux again if the parking minimum is met. If this seeks a TIF though, I expect that's where it dies.
