There was a number to call on the sign. But I didn’t take a pic of it. I can walk back over tomorrow and see.chriss752 wrote: ↑Jun 03, 2020I did about a week ago and haven't heard back. I can try again but it wouldn't hurt if someone else does too.chaifetz10 wrote: ↑Jun 03, 2020I can't imagine it's parking. The former residential building last sold in 2005 for $1.4 mil and was certainly worth more than today... But I can't find anything at all on the City of Clayton website for any of the addresses (201 & 211 Meramec or 8015 Pershing). I assume that no one here has emailed anyone at the city directly to inquire? If not - I have zero issues doing so.
Walked by again today and asked a worker what was going in. He said green space/grass.
I would hope that is a placeholder until the market comes back or that was a lot of money to just put in grass.

Drove by today. Building is all the way down now.
Everything is gone. Guessing they will plant/lay grass next.
I am hoping this is a short placeholder. I can't see that parcel staying grass for long. Seems like a lot of work to tear that building down to just plant grass.urban_dilettante wrote: ↑Sep 17, 2020yay STL! less buildings more nothing!

^ sure, but there's no shortage of precedent. i'm eager for the day when demolitions aren't handed out left and right until higher uses are financed and ready to go.
I'd agree with you.urban_dilettante wrote: ↑Sep 17, 2020^ sure, but there's no shortage of precedent. i'm eager for the day when demolitions aren't handed out left and right until higher uses are financed and ready to go.
I'd think they'd just keep this deforested third world They Live encampment look going.jshank83 wrote: ↑Sep 17, 2020Everything is gone. Guessing they will plant/lay grass next.
There is some activity on the site, but nothing too exciting. The construction barriers were moved to the North side of the property in the past couple of days. Does anyone have insights?
Two years since these building were torn down and no word on what is happening here. Plenty of money being spent on development in Clayton. Any Clayton residents know what's up?
I don't have any details other than "JSR Clayton LLC" still owns 201 and 211 Meramec and 8015 Pershing. It also appears they own the lot that Avis sits on at 215 Meramec.
Nothing pending with the City of Clayton either. By the way, here is where you can look into that stuff:

Chris gets credit for the scoop here.
206 units, $50 million.

The project is 206 units, 272 parking spaces, and features 2-story walk-up townhouse style units on Meramec with a small community cafe space. The rendering and elevations are black and white, but materials will likely be cream and brownish colored brick, bronze colored metal, and a gray texture paneling.
I like the way it looks so far. Hoping colored renderings are released sooner rather than later.

Clayton can and should demand better than another cookie-cutter apartment building. Especially if it's gonna be brown.

Looks pretty good to me and seems appropriate for that lot. Not sure if we can credibly say they must do better when it has been vacant 2 years. Still a lot of good about this project to look forward to.chriss752 wrote:The project is 206 units, 272 parking spaces, and features 2-story walk-up townhouse style units on Meramec with a small community cafe space. I’ll wait for a colored rendering before I start demanding better…

The only reason the site has been vacant for two years is because Clayton allowed them to tear down the existing, occupied buildings.
^ You’re absolutely right.
But those buildings are gone. I see no reason to dwell on them any longer. Keeping this an empty, unproductive field isn’t going to bring them back.

I figured this would be some kind of office building once we found out the plan, so I’m pleasantly surprised it’s residential.
I’ll be a little interested to see how much pushback the condos next door give.
Really would like some kind of retail included since I live a few blocks away. Would be nice to have something closer than downtown Clayton, but that’s me being picky.

Unit breakdown is...
- 35 studios
- 122 one-bedrooms
- 44 two-bedrooms
- 5 three-bedroom townhouses

Did anyone go to the meeting? I'm curious about what the neighbors had to say.
A guy on my Facebook Group did. Here's his summary...chriss752 wrote: ↑Jan 06, 2023Did anyone go to the meeting? I'm curious about what the neighbors had to say.
Jeff Leonard: I was there. Apparently there was a meeting back in October - which I didn't attend - where a larger development was proposed (200+ units). Keely acknowledged there was lots of concern raised then that the project was too large for the space. The design shown tonight proposed ~160 units, with a garage holding 200 parking spots, about six stories high, and a step down moving east to west. Those in attendance seemed satisfied with the reduced size and massing, and my sense was that the new design better blended in with the neighborhood, especially the surrounding housing units. There's also a small retail unit proposed, but uncertain what would go in. The presenters said it was unlikely to be a restaurant. Not enough foot traffic, size or parking to support one successfully. But they did say they’d already been approached by a retailer (unnamed) they were excited about. They said it was the type of place you’d see on Wydown/Hanley or DeMun.
Lots of the usual grumbling about disruptions from construction, parking, whether the apartment residents would be loud and disruptive, etc. But overall a pretty positive reaction from Clayton residents (of which I'm one)!
