Construction fences are up around both buildings on the North side of Clayton.  Does anyone know what is planned?

I didn't see anything on the Clayton Architectural Review Board docs. Anyone else have an idea?

I assume maybe houses but who knows. Maybe it's demolition for future development

The footprint of this project has grown significantly. The demo now includes a large apartment building and it’s parking garage.  Windows are being removed and heavy equipment has been delivered.  I took this picture along Pershing.

Looking at the County Parcel viewer, the owner of the properties being demoed is JSR Clayton LLC. The owner address goes back to 12747 Olive Blvd, Suite 240 Saint Louis, MO 63141. Searching that on Google returns to Golub and Company. Golub is a developer from Chicago and Denver. They do some big projects with their current project being developed with the CIM Group. They're working on the Tribune Tower redevelopment with CIM and will co-develop Tribune East (a super tall skyscraper) with CIM.

If this is in fact Golub, then I assume it will be a new apartment project or even office building. NIMBYs will most likely go nuts but I'm unsure though. These guys go big so it's a bit odd they chose this site if they intend to go big. This group also owns 215 N. Meramec.

I'm not entirely sure where this project is. Is it located close enough to downtown Clayton to have skyscraper potential?

My guess is this would be no more than 6-8 ish stories because of the city master plan. I believe it falls out of the high rise zone. But I certainly could be wrong.

^ I’d agree with Brian. Very much within the business district still, but a bit north of the tallest high-rises in Clayton.

Have they been granted demolition approval? Or does Clayton generally allow property owners to erect ugly barricades around buildings?

It's a sound strategy. Put up barricades early and when it comes time for public comment everyone will assume the project is underway and they've missed their chance to speak out against it.

Tough to argue against the strategy itself if you got the means to secure the properties and can ride out any near term revenue loss in order to get a project to happen sooner than later and with less changes or compromises.   Another way too put it, take the smaller short term loss for a bigger long term gain.    
I assume it is also a good way to let the city leader know to expect less tax revenues on properties unless they want to help push whatever development that is eventually proposed.  I wouldn't be surprised if a firm of that scale already has a tax lawyer working on property tax assessment decrease to bring home the point.

When I walked by yesterday there already was some torn out and loose blocks all over the ground. Based on satellite imagery it looks like the garage was torn down.

They have a garage. I wouldn’t think they would need more but maybe it is small.

I also don’t see Clayton letting them tear it down for a surface lot. But I could be wrong.

Walked by this today. Still a little bit more to come down. I also noticed the address for the permit on the fence is 8015 Pershing, not For N Meremac. 

Still not word on what it is?

I can't imagine it's parking.  The former residential building last sold in 2005 for $1.4 mil and was certainly worth more than today... But I can't find anything at all on the City of Clayton website for any of the addresses (201 & 211 Meramec or 8015 Pershing).  I assume that no one here has emailed anyone at the city directly to inquire?  If not - I have zero issues doing so.

I did about a week ago and haven't heard back. I can try again but it wouldn't hurt if someone else does too.
