No, you completely ignored my question. There is no shortage of available building sites within a 1-mile radius of this corner. There are dozens of sites that have everything you listed and a whole lot more, similar highway access, better views, nearby demand drivers, better site conditions, much more desirable surroundings, and which, unlike this site, have highway visibility. That doesn't even include dozens more available empty lots in downtown west along Olive, Locust, Washington.
