Could be - they were manipulating a rather large wooden/fiberboard assemblage, which is why I was initially hopeful it was part of scaffolding/walkway (I can tell from their reactions that pedestrians hate having to walk in the street to go around the fence). One of my coworkers was like "I think they're fixing a hole in the wall or something" but I'm not sure if he was just kinda bullshitting an answer or if that has any kernel of truth to it. In any case, they were there for a good chunk of the day.
They’ve been assessing the state of the first floor of the building. It’s neat to see the old glass paintings be revealed. There appears to be a lot of missing bricks and other things.

^ i believe so. i feel like the emergency/escape staircase was added within the last 15 to 20 years... this building confuses me. who was/were the most recent occupants? i thought it had been renovated not terribly long ago but maybe it was minimal. a close look at the windows suggests not much maintenance recently.

The new owners just received a $825,000 mortgage (deed of trust) on the property. Unclear if this was used to finance the purchase of the building from Cardinal Glennon or if they plan on using this money for rehab.

Building officially sold to KDG. City website shows the owner as "1500 Investors LLC" with the address being KDG's office in Clayton.
KDG has placed banners on the building and boarded up ground level windows. Supposedly architects are done reviewing the property and are designing the redevelopment of the building I asm unsure of the usage still but was told it will be office or residential. This building needs a lot of work (we all knew that already).

Rumor has it that KDG is selling the building to another developer. It has also been said that the building missed on being listed on the National Register. This doesn't surprise as the KDG pipeline is quite full at this point. But at least it seems the next developer will most likely be ready to rock and roll

I have a feeling that a floor will be added here. The article mentioned a "6th floor". That doesn't presently exist. Looking forward to seeing the renderings for this.

We now have a rendering, site plan, floor plans and elevations of the building. Seeing the plans makes me excited for this building. At one point, it was at risk of being demolished for a parking lot, now it will become a shiny building at the entrance to the Gate neighborhood. And with those big street level windows set to return, this place is going to look really good.

A few things to note here (and they come directly from the developer)...
- Construction could begin in April or May with a completion towards the very end of the year.
- Some selective interior demolition and removal of the exterior staircase could start before then.
- Depending on how much space the a tenant needs in the 1504 retail space, the second apartment on the first floor could go away in favor of additional space for the tenant.
- Due to the thing mentioned above, this means the building could have 27 or 28 units. Floor plans specify the units as ranging in size from 387sf to 839sf and apartment make up being small one-bedrooms to two-bedroom units. (official make up: 8 one-bedroom small, 10 one-bedroom medium, 5 one-bedroom large, and 5 two-bedroom).
- The two basement units include outdoor spaces.
- A penthouse will be built with one apartment and a rooftop deck. This level will not be accessible via elevator.
- The building may include a solar array on the roof but that's depending on the cost of the system and overall cost of the redevelopment (which is around $7.7 Million).
- Blackline is handling the contracting here.
- Trivers is the architect.









Back when this building was at risk of demolition, myself and others complained in a similar fashion like the Shanley Building. I've been told that those actions led to SSM changing direction and they worked with the MRC to find a developer. While I reached out to some developers, who in turn took a look at it, Brooks Goedecker, of the MRC, worked hard to vet the developers and worked with them to see what could be possible. First it was KDG and then they passed it on to Brian Pratt of BallastCRE. Now that the building is in good hands and has a solid redevelopment plan with a timeline and a potential retail tenant, we can all celebrate and look forward to construction starting.symphonicpoet wrote: ↑Jul 20, 2019^I'm not giving you credit yet. While not all pushes for preservations are victorious (Example A: 1900 Olive. Example B: Watkins Block. Example C: Pevely, etc), wins like this and Shanley give me some hope that applying some pressure to people can get stuff done and trending in the right direction. As long as someone has a vision, and money, anything is possible and sometimes that vision can be pushed along inadvertently and even intentionally by members of the public. Another example of this will come out in the near future.
The people who deserve credit are the preservationists and urbanists who complained about the potential demolition along with SLUMRC Director Brooks Goedecker for working with potential developers to create a doable project. Brian Pratt ultimately takes the prize as it is him and his firm that will be seeing this one through.

Second, are you requesting that sainthood already or just looking for more information on the three horsemen? The Biondi Way signs out in front of your first miracle should really be white and have a little crown, I think. There should probably be a red sign near Skinker and Olive with a sword and a black sign with a scale somewhere around Cass and Jefferson. Approximately. But if enough saints work together and pull hard enough maybe we can be spared the pale signs yet. Maybe.
