Still holding out hope that this idea can come to life. I can think of 4 companies/people who could tackle this if a deal is worked out. 2 have shown interest when I messaged them, so we will see what they do. I don't want to reveal the company names but they see this as a great opportunity if they can convince Cardinal Glennon to sell it to one of them.

^I hope you can work a miracle, Chris, and get the right people talking to one another. Make enough of those happen and you could be St. Christopher of the Gate. Maybe even get a street named after yourself. I can think of worse people to name streets after.

If people consider giving me the credit, they shouldn’t be. You can thank Brooks at Midtown Redevelopment Corporation and the developer. I talked to developers to see if they would be interested if a chance came up, then I had the petition to save the building and that got some attention. Brooks would almost certainly have a hand in this since he controls the area and can talk directly to SSM and SLU.

I also never want a street named after me. Too much of an honor for whatever.

^I'm not giving you credit yet. I'm suggesting an aspiration. Something to pursue. You have big ideas and connections. You know how to talk to people. If you make things happen, then . . . We have a few Preservation Saints already, but more is better. ;-)

Also, if SLU can name a street after one of the Three Horsemen of the Demopocalypse . . .

Roofing work was/is being done on the building as of this week. Dunno if that means the construction fencing is coming down soon or not.

I’ve heard that there is a redevelopment plan that is officially in the works. Not sure who it will be by but this project has been spread throughout the development world.

There was a pair of surveyors doing some measurements around the building yesterday (12/3). Didn't get a chance to ask them, so I'm not sure who they were working for or what exactly they were surveying, but thought it was worth mentioning.

I have been told that an announcement is pending. As for when we can expect an announcement, I am unsure since I wasn’t told.

This is my own speculation without knowing the plans, but I wonder if the developer will consider building a new building on the parking lot. Hopewell is small as it is unless the developer goes for micro-units or office space. It’s a hope of mine that the developer finds a way to do away with that ugly external stair.

I guess we will find out soon.

Hopefully whatever comes includes the reactivation of the retail bays along Grand. That'd help boost that segment of it tremendously, IMO. Interesting thought about building into the parking lot - it's not a particularly large lot, so if they were to either build new or build an addition to the existing Hopewell building, I could see that being built on top of a partially underground garage podium, since I'm sure parking will all but be required knowing how development in this town goes. Also agree on the stairs.

Surveyors were there again yesterday, though they were working on the back of the building this time so they parked their truck in our parking lot. They're definitely doing something to do with 1500 S Grand, as they spent a lot of time taking measurements of the separation between our building and the Hopewell (it's literally only a few inches). 

Their company truck said "Marler Surveying Company, Inc". Not sure who's contracting them out.

I really hope this one is renovated; and, if a surface lot is built upon that's even better. A rehab vs. demo could be a good sign for the Gate District's future. Collegiate School of Medicine and Bioscience, one of the best SLPS schools, is just east of here and further east, the site for 43 new homes from St. Louis Midtown Redevelopment Corporation. This part of the city could be much improved in the coming years. A renovation of this important building on Grand will be good sign toward the future of this new(ish) organization.

Hopewell/1500 South Grand is under contract by a local developer. News on who it is should be released soon. I don't know what they plan on doing here but they've had a ton on their plate recently in terms of projects in recent years.

That's good to hear. Be nice to finally get rid of that damn fencing that's been blocking that whole corner off for nearly a year now. Does sidewalk scaffolding present a liability issue since the original closure was due to falling debris?

Maybe they were assessing the condition of the bricks and terra cotta so they could get a rough estimate for the cost of masonry restoration. Anything is possible though. 

I can't wait for the news on this project to be published.
