I was wondering about that.
Should have looked up the property. They've indeed divided the parcel. The one for sale is 5706-5722 McPherson. So not a chance to rebuild the street wall.
I wonder what has a chance there other than three single fams, since it seems apartment builders just want to build huge buildings. Are there any small new apt buildings built recently? Chouteau and Taylor, any others?? Someone wants to build one at Westminster and Des Peres.

At Westminster and Des Peres... in the parking lot of the St. Louis Plan building (former school)? Or the west side on that skinny parcel?

The west side. There was once a gas station there, which complicates things. The mess left by underground storage tanks, just in the area is astounding. Another terrible and expensive legacy of our auto-orientating ancestors. Thanks for leaving us holding the bag!

Someone on Nextdoor reports that Subway has closed.
I don't see a change in ownership for the strip mall nor Metro parking lot.

It’s been closed and so have most of the others. I think the convenience store might be the only one left? Shave barbershop might still be there too

Skinker DeBaliviere Neighborhood committees have a meeting with Pearl tonight regarding the development.

Don’t really know what will be discussed but both the historic district committee and residential committee will be present.

Imagine they plan on breaking ground sometime in March then? Some of the retail is still open in the strip mall.

I think it's to go over the latest plan and get letters of support from the neighborhoods.
I think they have to go before the Preservation Board.

Chris has a nice write up -

https://www.cityscene-stl.com/post/q2-s ... iviere-tod

With the Telaynas development across the street this will add 425 total units into a fairly dense area - with the right retail the potential for a active "urban node" might finally be realized

"The commission recommended $14 Million in TIF (Tax Increment Financing) for this project. "

The TIF application had a $12.6M TIF and $2.8M CID. Is the CID not happening now?

A Uniqlo could be a great fit here. Would be a good opportunity for them to enter the St. Louis market.

A street wear brand opening up shop in one of the boutique spaces would be good, too.

I think the Kiss & Ride should be repurposed as a Plaza.

Yes, very exciting. They even reduced the amount of parking. Amazing! And they didn't move the bus stop further away from the station entrance.

Here are some more renderings showing it from different angles. Really a transformational project.

The tracks are still shown. I guess they aren't counting on the Loop Trolley being brought back.

This development long with the old Talayna’s development is going to be huge for the neighborhood and progress for the eastern loop to a degree.

Is that a crosswalk on the northside of Pershing and DeBaliviere I see?

Yes, it's in the renderings. I can't get an answer if it's really going to happen. It'd be stupid not to given that there will be a lot of pedestrians going back and forth to the grocery store.

There's a perception that the trolley side is the harder to fix. From what I see taking out the curbs and putting is sidewalk would be all there is to it. The harder part is on the west side where there is a storm sewer drain where the curb cut should be.  Since Pearl is redoing everything, this is an opportunity to put the drain elsewhere.

According to Trivers, this will be known as "The Expo at Forest Park".

Title should be changed to "Expo at Forest Park"

I was in contact with the developer. All things are set for work to begin this quarter. As for a particular time, not mentioned but this project hasn't been pushed back due to corona.

This scene is going to look very different in a couple of years. Three new apartment buildings, on both sides of the street, ranging from 5 - 7 stories, built to the sidewalk, with over 500 new residents. And hopefully the trolley will be running again.
