Regarding the terraces, they step down to the lower height building to the north, which probably makes the massing appear more balanced.

From what I've heard, the renders are only concepts at this point, they haven't officially begun to "actually" design of the project. If you all are worried about the location of the bus stop, I would send them an email explaining the need to have it closer, not farther.

Chris - did they offer a feedback/contact email at the meeting?

^ Considering the already pretty good MetroLink service in this area I think a modern style streetcar would look better elsewhere.  It isn't needed here (and neither is the Loop Trolley, tbh).

The first 6 questions or so, and then occasional questions after that, we’re about traffic and parking concerns. The easy solution is to obviously reopen the street grid completely in S-D and as much as possible in DeBaliviere Place so that people have more choices where to enter the neighborhood from.

Shadows weren’t much of an issue as the designs setbacks do a good job of mitigating that issue.

Aside from traffic and parking, the biggest question was about equity, or lack thereof, in the project.

All in all, the room was very welcoming to the project it appeared and was very happy about aspects like more retail, a grocery store, etc.

Yeah, Skinny D is definitely one of the most cut-off neighborhoods in STL. Re-opening the street grid seems like a no-brainer to me, but then I'm sure others would argue that the "privacy" is what has kept the neighborhood stable all these years.

Curious on what you mean exactly by equity, or lack there of?  Do mean lack of Financing/Capital in place for project to go forward or who takes ownership,  whether it is condos or rentals?.  I assume it is rentals.

^Not sure how many years you are referring to, but Skink-D hasn't always exuded stability. In the late 80s/early 90s there were plenty of board ups and dilapidated properties along Washington, Westminster, Watermen and around Nina Place. Investments in/around the neighborhood from the mid-90's onward (mostly Wash.U., but also the Loop's growth, Forest Park Forever, Metrolink, infill developments and neighborhood efforts) have all made that hard to imagine today. 

Not that I'd be against it, but what exactly would be the benefit/goal of opening up (as an example) DeGiverville, McPherson and Des Peres?

Sorry, I was speaking to social equity, not financial equity being one of the concerns with affordable housing units. Pearl has said all units will be apartments and they plan to be long term owners of the property.

And by the beginning of next year, Tegethoff said Pearl hopes to break ground on its other major project, an $80 million development near the Forest Park DeBaliviere MetroLink station that will have about 300 units and a grocery store.

Tegethoff said his firm has tried to be “actively engaged” with the neighborhood, attending 11 neighborhood meetings, including one in July, to present plans to nearby residents. St. Louis architects Trivers Associates Architects and HOK are designing the building.

Pearl plans to apply to St. Louis for tax increment financing to help finance the Skinker DeBaliviere project. Tegethoff said his firm is still in negotiations with the city’s development office on the amount of incentive, but a proposal should be submitted to the TIF Commission this month.

Also applying for TIF assistance is Indianapolis developer Pearl Cos., which wants $15.4 million TIF to help finance its $91.5 million mixed-use development project next to the Forest Park-DeBaliviere MetroLink station. The project contemplates about 200 apartments and 30,000 square feet of commercial space. It hopes to finish construction by August 2021.

Interesting image of what's under consideration at the FP station. Glad to see they might not move the SB bus stop further away from the station, as was shown in plans months ago. Getting rid of the western entrance to the station, I've been worrying about. Adding an entrance on the east end of the platform with the bridge, interesting.

Last I heard (June-ish) Bi-State hasn’t identified funding for these station improvements? If this is the same study, WSP is looking at Forest Park, Delmar, 8th&Pine, Convention Center, and Landing.

Making Des Peres bus only by Delmar will help significantly.

^^ That is rather interesting.  Very intrigued by this bridge over the FP/DB station and the improvements to the Delmar station are pretty solid too.
