A sidewalk was built.

At this point I'll take it. That sidewalk closure was egregious
I like how this one came out. Certainly better than the renderings we saw.
The East facade of this building very conspicuously has zero openings. Wonder why they gave up on a coveted possible view of the arch. Secretly hope they are planning for more infill but that parking lot likely belongs to the home2suites.

I'm not sure if this has been posted here yet or not, but here's a rendering of the redevelopment project at the corner of Chouteau and Taylor:

That is one of Green Street's apartment project proposals (see pg. 27 of this thread). It is on the north side of Hunt, west of Newstead. I'm pretty sure the white building to the right on that rendering is the one story warehouse at 4425 Hunt Ave.quincunx wrote: ↑Feb 15, 2020Where's this meant to go?

I am surprised they want to repurpose it rather than demolish it and build something larger. It seems like prime real estate, and the existing building does not seem to have a lot to recommend it for preservation or reuse (size, layout, architectural merit, etc).debaliviere wrote: ↑Feb 14, 2020I'm not sure if this has been posted here yet or not, but here's a rendering of the redevelopment project at the corner of Chouteau and Taylor:

One would think the proximity to the BLC complex and Metrolink would make it more attractive as an apartment project

^I used to take my dogs there when it was K9 Athletic Club. That building is a lot more sound on the inside than it appears from the outside. It wasn't particularly attractive but it was basically a big play room for dogs so didn't have to be. I'm glad to see it repurposed rather than razed.

Demolition of the building at the SE corner of Tower Grove and Vista is now complete. They’re still planning on rebuilding a similar size and style replacement right?

No official movement or equipment on site yet (that I can tell), but there has been some recent clean up of the alley behind the building. Construction was previously expected to start this month (per the Park Central February Committee Packaet http://parkcentraldevelopment.org/wp-co ... Packet.pdf) but not sure if it's delayed due to the current economic / virus situation.

Definitely saw some work being done about a month ago. No idea about its status now though

Vista Place is back, with some major changes to design the site plan. The development now includes 5, two story homes starting at $425k. Per the Redfin listing (https://www.redfin.com/MO/St-Louis/4320 ... /171048097) Scott Siekert is still the architect and listing agent behind the project. One of the other changes is that the site plan also includes a lot facing Tower Grove Ave, and based on the rendering, I believe this would include all of the now empty land up to the corner of TG and Vista.

It looks like someone injected a shotgun house with some mysterious growth hormone.
Not exactly my style but they look pretty nice and interesting in the renderings. Not sure how the siding will look IRL.

Ok - could use some expert help with understanding the process in changing zoning. I did some digging and discovered that a ton of the planned major developments (for example, GreenStreet's projects on Vista and Hunt) in the neighborhood were denied building permits by the Building Commissioner. Stock and Associates, Inc. has appealed the denial decisions for the following:
Multi-family @ 4478-4492 Vista Ave.
Multi-family @ 4449-4461-Hunt Ave.
Single family home @ 4420-34 Norfolk Ave.
Two family row houses @ 4449-67 Vista Ave.
Multi-family @ 4402 Vista Ave.
Multi-family @ 4401 Vista Ave.
Multi-family @ 4500-4540 Swan Ave. and 1305- 05R S. Taylor Ave. (April Agenda)
Link to Board of Adjustment agenda with more details: https://www.stlouis-mo.gov/government/d ... -18-20.pdf
BUT, there's Ald. Roddy has a Board Bill for some of the addresses on Vista: https://www.stlouis-mo.gov/government/c ... BBId=13498
Also, there's a Board Bill by Ald. Roddy for the development on Swan: https://www.stlouis-mo.gov/internal-app ... mbined.pdf
Is this standard practice for these types of projects to be denied zoning and have to appeal? Or is this just the usual process and required steps for the zoning to be adjusted by the city?
