Will the grove be fully “built out” by 2030?
As in less than 5% vacant?

The Ronald McDonald House looks good.
Looks like there's room for another building there. #butforparking

Was happy to see Brennan's is filling their entire site and no parking. Not that there would've been much room for it.

I think they’re referring to Brennan taking the old car lot in the grove, the new event space mentioned above. No parking.

Correct - just referencing the Brennan's proposal that was also on the Park Central agenda.

Based on my personal experience, if ever there was a building that needs dedicated (free) parking, its a Ronald McDonald House.

Even so, couldn't said parking ;
a) be behind a building?
b) or under a buliding?
c) be accessd from the alley?

A - It is.
B - Prohibitively expensive for a project of this scope by a NFP charity entity.
C - I don't think there is a city on the planet where parking is purely accessible via alleys. Parking entries for buildings on Michigan avenue in the most dense area of the midwest are accessible via the street.

Additionally, Ronald McDonald House serves individuals and families of individuals experiencing significant medical issues. Typically long term ones that wear on people causing stress and frustration on a daily basis. If there's a situation where ease of accessibility/use is important, this is it.

IMO this is great massing, appears to be quality materials, is built up to the sidewalk on the most critical intersection of the property, does a conscious job of minimizing the effect of parking. I think this is a fantastic effort at building to the context of the surrounding area while also addressing a very specific set of needs for the use of the property.

Since most threads here seem to devolve into debate nowadays, here goes:

You have no idea regarding finances of Ronald Mcdonald house charities, they are an international organization so lets not apologize for poor siting
It is not more stressful to access parking from an alley as long as there is good wayfinding. How about a couple drop-off spots right in front of the building entrance for instance.
And the current parking is Adjacent, not behind the building, obviously with respect to the main street (Chouteau in this case)

Case in point, see the attached picture of the Ronald Mcdonald house in Manhatten (ugly facade notwithstanding) that seemingly exists without curb cuts or parking lot. (Im sure you will come back with apples and oranges, just trying to illustrate what happens when communities demand the highest value use of their land)

Every development can make excuses like yours. pharmacies, churches, hospitals, banks, post offices, libraries. So we should have curb cuts and parking lots for all since it would be too stressful for say the elderly to access them otherwise.
I look at good urban design as an asset to everyone in the community and long-term investment, not an inconvenience.

p.s. The corner placement and design of the building w.r.t to the intersection looks fantastic (before I get labelled an ungrateful naysayer)

I would imagine most people when asked to identify the location of the parking in this site plan (given the options behind or adjacent) would select behind.

Good points above re: good urban planning as an asset and not an inconvenience. I skew less towards the all or nothing aspect of things as I'm sure my response indicates. The good in this plan far outweighs the bad, IMO.

I appreciate that. And to clarify I was taking issue with the driveway and the 10 surface spots accessed from Chouteau, not the lot along the alley.

Agreed, double curb cuts especially not ideal. I am also more inclined to overlook things given the progression from the first iterations of the design. The massing and details are a far better effort that what I was expecting from this project.

In restaurant news, 4353 Manchester which use to be O’Shays Pub and more recently Iron and Rye will soon be a new vegetarian restaurant and event space by the owners of Sameem (which is next door)

^Well, Sameem is absolutely fantastic, so that's good news indeed. My friend Ali and I have loved the place since it was on South Grand. Hopefully the local vegetarian crowd is in for a real treat.

(My wife likes the place so much she makes it a point to drag all out of town friends there on their first visit.)

Here's one thing that I don't quite understand - the "visitor" spaces don't seem to have access to the "main guest entry"? So, do they then enter through the "office" or "south" entry? Maybe "guests" are the less-temporary families staying in the facility, while visitors are just there for the day, or less.

Obviously depends on the design/layout/size of the RMH house, but in my experience, the people staying there typically have a separate opening that they are given a key for with visitors coming into a lobby area.
