In my business I deal with many well-off, middle-aged-and-up folks who are ready to downsize and give up the big suburban manse. I'm really surprised how many have been moving to high rises in both Clayton and the CWE (even a few Downtown). I think it's a trend that has some staying power.

Well, the tallest building in the midwest would be >~1400'. I would say that might be a bit overkill for this site. I would settle for the tallest building in metro, though. A 650'-700' building on this site would be a great anchor for the next decade of tower development in the CWE :)

^But my proposal has a prefab hole all ready to screw the tower into.  You just need to load the hole onto a truck and it's a straight shot down LSD and 55, then over on Farty 'n up Kingshighway.

You got me thinking on that one.   I have to agree their is a market and as someone who is heading that direction, not far from middle age, decent household income and the first of two kids out of the house, I wonder if a downtown condo would be better option or maybe as a second home for a while.   Of course, out here in the Bay Area it is way too expensive to think second home in the city and we can easily get into San Fran via car or BART.  At same time, by the time the second kid leaves the house my mortgage will be paid off on our home and can think of few good trips without the mortgage bill and or the rent and associate fees that go along with it.   

Urbanitas, thanks for posting that article.   I thought is was a good read and gave some great background on the Koplar family.  I just don't see where the family has the financial might to pull off his dream.  Maybe completely wrong and was really thinking that something was going to happen sooner then later when they pulled in a world class architect and Clayco.

Respectfully noting that that article was published in April 2007, right before the real estate market collapsed and the Great Recession clobbered the global economy. Perhaps ambitions have been tempered with time, so yeah, likely not a Chicago Spire. Still, I hope they build something significant there. I've personally heard solid things on his ambitions and capabilities. News on plans would certainly be welcome.

^Personally I thought it was a neat read just for the KPLR history. I always enjoyed KPLR when I was younger and I was sorry to see it sold. Anyway . . . I do hope they do something exciting.

Nice work.  I'm glad I'm not the only one with lofty visions for the central corridor.  At some point while reading I felt like someone put a direct brain pipeline to steal all of my petty, not-so-fun-at-parties grievances.  Do you want to collaborate on a full city wide zoning piece on Medium? I think we could really touch some hearts judging by the both gullibility, and excitability, of the social media shares.
