It’s unfortunate but I think this could be an advantage to the Ballpark Village development as a whole. I don't think it will be getting a new address. Right now, Phase 1 and One Life are listed as 4 Cardinal Way. 2 will be the name of another residential building, so that's off the table for naming Phase 1, same with 3 and 4. Nope. Nada. I believe most of the first floors were originally planned to be retail, excluding the lobbies, garage ramp, etc. The Loews will have its own restaurant and bar space on the first floor and second floor amenity deck of course, overlooking the "Field of Dreams". Generally if there are signed tenants, such announcements are made (or LOI rumors are leaked) well before the building opens. Of course, the baseball season is over, so smaller tenants may not be in any hurry to commit, since they probably won't be opening until March anyway. That said, it does take awhile to build out bar / restaurant space, so we would have heard something by now if any large tenants were signed. And does that "10 retail spaces" include the residential tower space as well? Filling that space will be a priority for them, I'm sure.

The residential market in the downtown core in KC is a bit stronger too, where much of St. Louis apartment growth is in quite a few different neighborhoods around the city (CWE, Grove, Midtown, Soulard, Lafayette Square, and others) while the downtown core has been a little slower to catch up. So I'm not sure P&L is the best barometer. I don't recall any of the P&L towers breaking ground while others were under construction though. The H&R Block office tower sprang up first, like 10 or so years ago. One Light opened in 2015. Two Light didn't break ground until 2016 (opened in 2018), and Three Light has yet to break ground, but should be soon.
Not arguing how far Downtown has come since then or that the occupancy rates are strong, they are and new rehabs fill up quickly. But a few large projects have stalled and outside of BPV there isn’t a whole lot of new construction yet. That’s not the case around P&L, in 4 years they built two apt towers and the third should break ground by early next year. The Cardinals and Cordish Cos. said Wednesday’s announcement is one of many they plan to make to name ground floor tenants for Ballpark Village’s second phase of development. The two parties said Ballpark Village’s 75,000 square feet of second-phase ground floor dining, entertainment and retail space is currently 92% leased.
