Welp, looks like we won't have to wonder how good BPV will look on TV right now for a national audience, because I'm pretty certain the Cardinals have played their last game at Busch for the year.

It’s unfortunate but I think this could be an advantage to the Ballpark Village development as a whole. Get Phase 2 completed and occupied so by time next year comes, you’ll have a shiny new development completed that will be lit up and shown when they show flyover views.

On another note, they put the 6 Cardinal Way sign up. The street lights were also on. New brick sidewalks are being installed and some grass could be planted soon. The lobby looks to be completed and an occupancy permit for the garage has been issued.

Out of curiosity, does this mean the existing Phase I bar mall building will be getting a new Cardinal Way address, too? 2 or 3 Cardinal Way perhaps? And OneLife Fitness would be 4 or 5 Cardinal Way?

I don't think it will be getting a new address. Right now, Phase 1 and One Life are listed as 4 Cardinal Way. 2 will be the name of another residential building, so that's off the table for naming Phase 1, same with 3 and 4. Who knows though.
As for One Cardinal Way, it's up to 46% pre-leased.

Maybe I missed it but have we heard of any bars/restaurants/retail going into the new construction? And how many spots there are? I assume there is something.

Pwc/fitness/hotel/residential is all I can remember hearing so far.

Nope.  Nada.  I believe most of the first floors were originally planned to be retail, excluding the lobbies, garage ramp, etc.  The Loews will have its own restaurant and bar space on the first floor and second floor amenity deck of course, overlooking the "Field of Dreams".  That may be the only new retail for awhile, though.

We could hear some things regarding retail tenants when the office building opens. There are 10 retail spaces as part of Phase 2.

Generally if there are signed tenants, such announcements are made (or LOI rumors are leaked) well before the building opens.  Of course, the baseball season is over, so smaller tenants may not be in any hurry to commit, since they probably won't be opening until March anyway.  That said, it does take awhile to build out bar / restaurant space, so we would have heard something by now if any large tenants were signed.  Since you were snapping pics recently:  any signs of build-out in any of those retail spaces, or are they even at the white box stage yet?  

And does that "10 retail spaces" include the residential tower space as well?  Filling that space will be a priority for them, I'm sure.

No retail spaces are in the white box phase yet. Still work to do in them. Floors aren’t even poured.

The 10 retail spaces include the 3 at One Cardinal Way.

The sidewalks on Cardinal Way are open. They have a little bit more work to do near the One Life Fitness building before that portion of Cardinal Way and the sidewalk is open. I’ve been told they want to open the area between the office building and fitness building by the middle of November.





Banners continue to be installed on the building.


More of Sportsman’s Park mural has gone up. The One Life Fitness sign has also gone up.


A monument sign has been placed outside of the office building entrance and lists the tenants. The office building was open today, so I went inside and got some photos of the lobby area. They have been moving some office furniture in, so the opening is right around the corner. Occupancy permits are being issued.

Any word on phase 3? OCW is already half leased. I wonder if we will see a Two Cardinal Way break ground before One Cardinal Way is even opened. That's how it's been going with KCP&L. I think it's always better to ride the momentum of phase 2 than wait 3-4 years to get going again.

^ I doubt very much we'd see a groundbreaking for an additional tower before OCW finishes up.  But I also don't think we'll have to wait 3-4 years again to see something.  The residential market in the downtown core in KC is a bit stronger too, where much of St. Louis apartment growth is in quite a few different neighborhoods around the city (CWE, Grove, Midtown, Soulard, Lafayette Square, and others) while the downtown core has been a little slower to catch up.  So I'm not sure P&L is the best barometer.  I don't recall any of the P&L towers breaking ground while others were under construction though.  The H&R Block office tower sprang up first, like 10 or so years ago.  One Light opened in 2015.  Two Light didn't break ground until 2016 (opened in 2018), and Three Light has yet to break ground, but should be soon.

^I continue to think part of that is apples to oranges comparisons, since KC and StL define their "downtowns" so differently. I did a map a while back using the areas of the "greater downtown" of each, and to get a similar area to KC's greater downtown St. Louis would need to include a few of the neighborhoods you mention. All that said, I hope you're right about the wait. Will help if the economy isn't driven off the cliff.

Downtown STL core had 800 residents in like 2000 and it’s going to be pushing 12,000 in the core by end of 2020 & 20,000 in greater downtown . 95-97% residential occupancy rate to boot for apartments.

Not arguing how far Downtown has come since then or that the occupancy rates are strong, they are and new rehabs fill up quickly. But a few large projects have stalled and outside of BPV there isn’t a whole lot of new construction yet. That’s not the case around P&L, in 4 years they built two apt towers and the third should break ground by early next year. I believe another residential tower at BPV is coming sooner rather than later, but a groundbreaking before the first one finishes is unlikely in my opinion.

Real question is when will phase 3 be announced and come to fruition. I’m confident that 909 Railway Exchange Jefferson Arms will be reborn Phase 3 will only add to the excitement of downtowns rebirth.

2 restaurant/entertainment spots - a Boston steak house and St. Louis Sport & Social - and a higher-end sports retailer, Baseballism, announced for the first floor of the One Life Fitness building. Other announcements coming.

The two parties said Ballpark Village’s 75,000 square feet of second-phase ground floor dining, entertainment and retail space is currently 92% leased.
Wednesday’s announcement did not provide details on when the three tenants will open their venues. The major components of Ballpark Village 700,000-square-foot expansion will open on a staggered time frame. Tenants for the development’s 10-story Class A office tower moved in last week. Onelife Fitness, which will anchor the three-story retail pavilion, is expected to open at the start of 2020. The Live! by Loews hotel is planned to start operation in the first quarter of 2020, and the project’s 29-story apartment tower is slated to open in the second quarter of next year.

Was Downtown for some business today. I parked at the PwC Garage and walked to where I had to go. I took some pictures on my way back.

^Yesterday they had both sides of Broadway closed off. Hotel Indigo next to the Metropolitan building construction on one side, and something with the Fed Reserve garage on the other side. That was awesome.

Anyone here ever been to Davios? How is it?

With Gios, Kemolls, Shannon's, American Place, Prime all closing in the recent years, and no one going Al's anymore we could definitely use another fine dining location downtown.
