Can't help but think a Chipotle would be extremely successful in one of the retail spots. They already show up in multiple other Cordish developments. Also seems like an obvious place for Hard Rock to eventually reopen.

I've been hoping for a Chipotle in BPV for a bit. I think it'd be a huge hit, as the only other location in the city would be the one on Grand.

The P-D said the steakhouse and Baseballism store would be in the hotel, and the Sport & Social will be in the ground floor of the One-Life building...  So, not sure which one is right.
And that "92% leased" is probably a mistake.  I suspect the reporter meant that they have leases or LOIs for 92% of the space overall, or something to that effect.

The Hard Rock brand is owned by the Seminole Tribe.  They are only building Hard Rock Hotels and Casinos in North America, and mostly sell Hard Rock Cafe franchises to people in places like Baku, Azerbaijan, Lagos, Nigeria, and Belgrade, Serbia...  

Of the four Hard Rock Cafes opened in the US in the last 9 years, two are in airports, one is in a casino, and the other is in the Mall of America.

Good catch. I was under the impression that it would be in the Sports and Social spot. I can't say I'm particularly surprised considering the "great success" of the Downtown Field's Foods.

I’m more interested it what will fill the 5 smaller spaces (sub 2,500 sq.ft.) along Cardinal Way.

These large footprints have all been restaurant chain and bar concepts, which BPV hasn’t exactly been wanting for. The small sidewalk facing spaces could have more of an impact on providing day-to-day services and making the whole place more well rounded and livable.

Coffee shop, juice shop, sandwich shop, dry cleaners, pizza slice shop, barber shop, convenience store, bakery, Chipotle (as some have mentioned), etc.... those little shops could do more to diversify BPV’s offerings than a barcade, steak house and baseball themed retailer.

Obviously they would still likely be national retailers or proprietary Cordish concepts.

I would absolutely love to see a well-managed convenience store along Broadway here, something like a White Hen Pantry, if anyone remembers them...but, no I don't think that's likely to happen in St. Louis.

Too DblnSouthCity comment,  Parking lots our cheap too build and even cheaper to rip up so I see this as zero indication of when something is coming or not.  Heck, one Cardinal season of parking probaby pays for it and then some.  The big part of getting the utilities in place/underground was done in phase I I believe
As far DTstl314, I really think Two Cardinal Way is all about leasing on the One Cardinal Way as long as the economy holds up.  The faster they lease up One Cardinal Way the faster they will get Two Cardinal Way going.  They well have the leasing data, the revenues from One Cardinal Way and all the incentives in place to make Two Cardinal Way happen.  I think at this point is has gone from locatin, location, location to Demand, Demand and Demand as far as a phase III, whether residential which is more likely and or another anchor tenant who wants to have office in BPV III

Biz Journal has some reporting on the opening of Phase II.  Not much new in here, though they said they officially named a new tenant, Fox Sports Midwest, which I was under the impression had already been announced.
PwC, ButcherJoseph & Co. and Fox Sports Midwest will occupy about 65% of the Pennant Building, said Benjamin of Cordish Cos. The Cardinals and Cordish Cos. plan to name additional office, restaurant and retail tenants in upcoming months. The two parties have said that Ballpark Village’s 75,000 square feet of second-phase ground floor dining, entertainment and retail space is currently more than 90% leased. A wave of ground floor tenants were announced last week, including bar and restaurant Sports & Social St. Louis, Davio’s Northern Italian Steakhouse and retailer Baseballism.

Agree with dredger regarding parking. It also tidies up the area, shows you own it the entire footprint and make some additional revenue. I’d be upset as a new tenant to have an unfettered gravel lot collecting trash and weeds for the next year or two of until ground is broken.

^ Yeah, I think they were using it as a construction staging area so it makes sense to give it a refresh and a cleaner look.
