Realizing that the Roberts 1) owned the lot prior to construction (I believe as addition hotel parking) 2) own the mayfair and planned an extensive renovation and 3) used both projects in conjunction with each other to create synergy and decrease construction costs through use of shared amenities, this project was built next to the hotel because using the hotel's facilities, services and staff to bring added value to the condo project (not unlike how the chase park plaza operates) makes simple good business with overhead reduction and maximization of resources (both existing and new investment).

No kidding. This is going to be a great addition to the block. I'm not so sure about the Roberts' plans for Hotel Indigo at Locust and Tenth streets (it really depends, IMHO, on what the replacement for the two buildings to be demolished will look like). Anyway, I'm glad they're moving forward with this, though, as it's nice to see a major project moving forward when so many have been delayed, scaled back, or cancelled altogether due to economic conditions.

I visited the area today and witnessed the building's progress. The construction site was bustling. I kept looking up at the giant-sized artist's depiction of the completed building and imagined how it will sit among its surroundings. I must say, the modern look of this buidling will really stand out among the other nearby structures, most of which have been there over a century. The new building and its neighbors will be an interesting contrast of old and new.



Choosing this location for condos (or lofts, as they are being advertized), has turned out to be an excellent choice, in my opinion. Soon, there will be two grocers within a couple blocks of the site.... plus the book store, numerous good restaurants, unique shops, etc. Residents will not have to leave the downtown area for most daily needs, or for dining and entertainment.

OPO Plaza is and always has been THE PLACE TO BE downtown. It's just taking more time to materialize for whatever reasone. Imagine the hustle and bustle with a completed RT, Chemical Building, Arcade - Wright. This should be the premiere address in the City.

^^^^ Looking at that gives me a warm feeling inside 8) It was a miracle that the tower made it through the recession, but that shows that there really is a market in the region for downtown living. I'm assured that once the housing markets come back downtown will be well positioned for growth.

Out of all the large downtown projects that were on the boards pre-recession, if I were forced to pick only one that I'd like to see survive the economy, the Roberts Tower would be it, hands down. I'm estatic it's coming along nicely and with its design quality intact.



As Moorlander said above, OPO Plaza will definitely be the place to be in downtown's bright future, and I can't wait.

I don't disagree that there is a market for downtown living, but I would disagree that this project shows it. That was established by countless other projects over the last decade. What this project does suggest is that the Roberts Brothers have a ridiculous amount of cash laying around, and are willing to invest it in a building that may or may not have a single pre-sold unit. We've discussed this multiple times in the course of this thread, and I will give them credit for that vision. I may disagree with some of their decisions, but this project will be their crown jewel and is being done right.

I toured the jobsite last week. It really is coming along nicely. It is a very tough project for many reasons. The biggest challenge currently is working in the tight quarters that the crew has to work in. With the post office plaza so close, they have to be sure not to have any accidents, while keeping their equipment within that small area. They also had to try and fit their crane in the area without hitting neigboring buildings. The post office plaza crew is building right next to the Alberici crew. The plaza is slated to open soon, while the tower is still a year away from completion, if done on time. That is the current challenge. The foundation issues were what delayed the start of the project. The close proximity to the Metro tunnels made it hard to dig and blast the area.



Just thought I'd provide some insight from jobsite.

One other observation...the square footage of the floors in this building were a lot smaller than they I thought they would be. Looks like maybe three units per floor. I think the views will be spectacular looking over the completed post office square though. The area is open, which will provide residents with a great view, regardless of the floor they live on.

I know some condo building in Detroit was in the same building as a hotel, so the residences received some perks like room service.



I know this place is not connected to, but next to the Mayfair and owned by the Roberts Brothers. Are hotel amenities going to be available to owners in Roberts Lofts?

^Lots of buildings have both hotel rooms and condos. It's called mixed use. The lower levels of the building will connect with the hotel and the residents will have access to many of the Hotel Mayfair amenities.

Opening the wall back up for a doorway. Sometimes it is easier to just pour the wall and then reopen it later in construction.

We walked past the tower this weekend and I am amazed at the progress. This section of downtown has transformed so quickly.
