It's nice to have new additions to the skyline every once in a while :wink: . We are certainly getting infill right now for sure, Im ready to see some TOWERS. Anybody have any photo updates? Feeling a trip downtown anytime soon Matt? :D

I am pretty sure this development, at least last month, was going ahead with no pre sales. However, I am sure that they may have private sales. I am erring on the field of dreams school of thought here, and i believe that once this project has some semblance of an actual tower, sales will be more publicized. If you look at the roberts lofts on the plaza, until a few months ago their website was very limited, but i think once they have the product established they tend to do more of a public campaign.

I happen to know the guy that designed the poster, and you dont commision something like that if you dont think you have a viable product.



Please feel free to rip me to pieces... this is my first post and like a good debate.

What the heck does that even mean?!?! Just kidding, but you did ask for it. I have some skepticism with this project. Without solid sales numbers and without anything going up yet - though they have been drilling down - there's room to think this may not happen.

Thanks for the comments. Through my line of work, i am t least 60 % :) confident that this project will be a success. I was just trying to stir the pot a little.



I will try to keep posting as i have some cool info regarding a lot of the projects, but i need to make sure i can write the info on the forum first as certain developers may not be too happy with what i digress... unless i sneakily give mattnstl some info.

Looks like a few more piers have been drilled since the last time I was down there. I couldn't get a side view today because US Bank is having their building sand blasted.

Roberts Brothers Properties taking the LEED



St. Louis, MO., October 24, 2007 - U.S. Green Building Council (USGBC) announced today that the expansion of the Roberts Companies corporate offices will receive Leadership in Energy and Environmental Design (LEED) GOLD Certification. The expansion completes the third story of the Victor Roberts Building at 1408 N. Kingshighway, St. Louis MO. 63113.



The tactics used in this environmentally conscious expansion mirror the Roberts Companies goal to continue to expand its efforts of meeting higher energy efficiency and environmental standards.



The expansion will make the second Roberts development completed to meet the GOLD certification standard of the USGBC’s LEED Rating System.



Concluded in January 2007, the expansion comprises 12,000 square feet and holds 18 offices, three staterooms, restrooms, a kitchen and a copy room. Automatic shutoffs for lighting, bamboo flooring, optimized energy performance equipment and appliances, HVAC, and low-emitting paint, sealants and adhesives are some of the modifications that make this area “green.”



The Roberts Tower Sales Center, located at 901 Locust, was the first to receive LEED GOLD certification in April 2007. This Sales Center serves as the marketing and education center for Roberts Tower, located at 411 N. 8th Street.



Roberts Tower is the first new construction in Downtown St. Louis designed to achieve LEED GOLD certification. Comprised of commercial/retail/hotel space and luxury residences, Roberts Tower will offer the ultimate in metropolitan living. Residents will have direct access to the amenities of the adjoining Roberts Mayfair - A Wyndham Historic Hotel. Features of Roberts Tower will include personal concierge service, valet and a full-range of design options consisting of sustainable materials and energy savings appliances. Completion of Roberts Tower is slated for 2009.




Additionally, Roberts Place Homes, 26 new single family homes in the Visitation Historic District, are being built to the green standard based on the NAHB Model Green Home Building Guidelines. The first two display homes were completed in summer 2007 and the rest are being built as they are purchased.

Are we sure they haven't poured any caissons yet? The crane looked to be in place for lowering rebar cages into the caissons when I checked out the site on Sunday. No one working so I didn't get a chance to talk to anyone. At any rate, they are (were Sunday) now drilling next to the hotel (North-West corner of the site) as opposed to the Southwest side that they were working on earlier in the month.

I don't doubt they have poured concrete by this point. No reason not to have. They were drilling up against the hotel today.

Yes, they are using caissons for the foundation. The caissons are made of reinforced concrete (you can see the completed rebar cages to be lowered into the caissons before the concrete is poured in pics on the preceeding pages). Caissons are a type of deep foundation, the other being piers. Per a previous post of mine -


32 total caissons for the tower

75 feet down to bedrock, drilled another 12-14 feet into bedrock

8 feet wide at the top. 66 inches wide at the bottom

Original timeline for foundation - 3 months (Likely will be longer)


I do not know what the water table is for downtown St. louis. I'm assuming it would be relatively high since we are on the river.

Drilled piers is what I have always called them. When I say caissons I am referring to what was used on old bridges, pressurized chambers as in the link. I don't think it matters though.

In construction terminology, drilled piers and caissons are the same thing. It just depends on geography. In Canada, places near the border, Chicago, some parts of the Midwest, and, hmm, maybe New Orleans, they are called "caissons" (a French word, obviously). Almost everywhere else in the U.S. they seem to be called "drilled piers". Dunno why...



Drilled pier is technically the correct term, since what Matt described above is the literal definition of the word "caisson". Personally, I would just always call them whatever the locals called them. :)

Ha, well I have always heard caissons, so that's what I go by. Apologies for the confusion here that was cleaned up very nicely by Matt and blues.
