Unless things have changed, the good about this development is that it isn't going to have to meet pre-sell requirements.

Good news. I can't wait for them to break ground.

I wonder if the Skyhouse has lit a fire under their butt.

Yeah, because hanging a large banner has worked out so well for Pyramid in their never-ending efforts to give us at least one sign of real progress at the old St. Louis Centre...

In other words, developers, don't hang a banner unless you intend to break ground in my lifetime! It's frustrating!

Seriously, though, it looks like the Roberts Bros. are getting down to business on this development. I sure hope so, because I really like the design and think it would add much to this part of downtown.

Great photos, Jambo. That banner is huge! The largest I think I've seen in any city.

Also, the design looks sleeker than the original too. It looks great!!!! That's what I'm talkin' about! Two new sleek modern condo high-rises for downtown! And there's more to come.

The website (http://www.robertstower.com/) looks good and "green" too.

Thanks for sharing.

I liked the original design, but the new version is great. This should be a very nice contribution to the OPO area.

And my god is that banner huge.

The building looks great except for the roof line. It looks like donkey. I like the rest of the building. The "wedge" is edgy - I like.

Do they really think they'll build those gigantic balconies? You could have your own bowling alley, washer field, or shuffle board table on them.

on the list of NEW (proposed) residential buildings I say this tower is number #3. Sky House #1, hands down, and City side of Park Pacific at #2 by default. (am I missing any?)

note to the Roberts: I love what you are doing but please look at the roof line. It is extremely lame. Fix it and I will place you at #2.

I would want the Roberts to expand the lower floors of the project to wrap around the Orpheum at street level, stretching the lower floors to Ninth Street. Right now, I think outdoor dining is proposed, and that's better than nothing. But an extended street level and/or lower floors stretching all the way to Ninth would not only add more retail/restaurant space, but the roof could be a private garden complementing a smaller public plaza along Locust. Otherwise, I fear we'll have yet another dead urban plaza, or another homeless park, and this one right beside new luxury condos.

I have always been a fan of this building. And the newest version is great. Southslider, wrapping around to the Orpheum is a sound idea.

the more i look at this rendering, the more I like it. (especially the wedge - what a great idea!) This new rendering is truely scrumtrulecent!

What don't you like about the roofline?

I think either design will look great. I wonder, though: How will they book those room in the Mayfair that are gonna have their windows blocked by the new tower?

I am shamed by asking this question as my knowledge of the northern skyline is not what it should be. How visible will this be from say crossing PSB from the east as you cross the river? (just read the post about the pinnacle hotel drawing the skyline northward).

I don't think it will show that distinctly if the angle is head on. It is, first of all, "facing" south and from the east side only the thin side of the building would be at a good view. However, it is also directly behind the "St Louis Centre Tower" and either directly behind or just barely out of the way of the US Bank building depending on the angle. From almost any other angle than the post card shot, particularly from the south, I think this definately will look sharp!

Too bad the base isn't shown in the new rendering/banner.

easy, put telescopes in them

I really like the new design of this tower, the wedge really adds a nice touch. I like Ssliders idea as well, a wrap around to ninth, even if an entry way to the tower would help cover up the side of the Orpheum.

Wow, hawt new design!

I love it. I do agree that the roof could be better, but I don't have a problem with it.

And this is better than Park Place, IMO.

I agree, the 6 levels of parking below Cityside ruin its appeal. That and its roof looks like Highlands Building #1. Whoopee, a wave...

^true, I think they should have limited the garage portion to just in between the new tower and the existing PP.

I don't think I'll ever understand why they didn't do that. I'm sure they have a good reason, but I'd like to know what it is.

I think it looks great, but I can't see the top of the building in the photo. A building used to stand on this corner, I noticed it in a photo recently. Anyone know what it was? that "green space" is for the birds. MORE buildings please. or at least have retail extend to Locust.

^The St. Nicholas Hotel (Adler & Sullivan, 1893) used to stand on this corner. Really a cool building. Lots of terra cotta, bay windows, and a steeply pitched roof. It was later transformed into the Victoria Building by Eames & Young. It was torn down in 1973.

There's a great photo of the original hotel on page 25 of Landmarks Association's book The St. Louis Old Post Office.
