^And they are trying to artificially give it some life by having a restaurant open up on to the plaza.

LouLou, they could solve that problem by tearing down the Arcade and Paul Brown, the OPO would face a park. Downtown NEEDS more "urban plazas".

Two things:

The first new highrise in downtown in 15 years? Isn't the new Renaissance Grand a highrise?

What's the problem? Shouldn't a plaza be the final project in a building series?

Hey, now you're talking. Let's call Steve Stogel and suggest this to him!

My question is why do they need a staging area in the first place? Large building are built in other cities without them. Too many times vital streets are blocked and closed for construction staging.

This all sounds like a smoke screen to me. As has been pointed out, large projects in urban areas get built without an adjacent staging area all the time. And yes, of course its logical to build the tower first, and then the plaza follows. This reminds me of little kids elbowing each other in the lunch line.

Does every large building need some sort of plaza? I drove by both the US Bank Tower Plaza next to St. Louis Centre and the green space adjacent to the Eagleton Courthouse today (what's its name?). Both seem to me holes in what could be a dense and unobstructed retail corridor with some care and investment.

Well as i said before, the urban plaza should be on the site of the century.. that lot is beautiful being surounded by the frisco, board of ed, OPO, Brown. Imagine a nice new facade on the Syndicate and a Garage and new Mayfair tower along locust. that urban space would be a true gem.

The 25-story, residential "Roberts Mayfair Tower on the Plaza" proposed for the parking lot adjacent to the Mayfair Hotel is slated to break ground this year according to a quote in the St. Louis Business Journal.

Renderings rendering we need renderings!!! :D

That half block North of the Old Post Office is such an eyesore it really does needs some infill. Although, of course, it would have been nicer to have had the "Garage Maghul" (bad spelling) put there instead razing the Continental Building.

Well at least the new strcuture should take up half the open space and leave downtown now with its coveted 1/4 block for a park.

I just received a mailing from Downtown Now with a rendering of the building. Odd thing is that it looks to be a rendering of the building in mid construction. I certainly hope it isn;t going to look like THAT - It seriously look sunfinished.

What do you think?

Even if that is the final design - I'll take it. I'd chop off limbs for virtually any new development downtown.

Why would someone make a rendering of its half-completed state? That's weird.

When I first saw the pic, I asked myself what unfinished building could it be. Then, I came back later and looked again. And the more I look at it, the more I like it. Looks like LOTS of glass. I am looking forward to glassy, modern, balconied buildings downtown. It will be beautiful at night. I would like to get a better understanding of the base, but overall this building is growing on me. If it were in my budget, I would buy.

At first i couldn't quite figure the picture out, but now I have it all straight and to say I am frustrated would be an under statement.

That building is not ugly and could look really impressive at night.

But, what is disapointing is the ugly plaza/ hideous growth on the side of the theater. The Roberts clearly lost out to Downtown Now's demands for a plaza, thats why the building is so narrow. It does not take up hardly any of the empty lots along Locust. Sadly, rather than developing a nice tower that would have left a great quarter lot space for a small well used park, downtown now has the building pushed back away from the street, shrunk down all in the name of that god-forsaken park. Notice how the building leaves all that space between it and where the US bank building is? ARG!

The site for the park has not changed since first (poorly) concieved. The roberts building occupies the sliver land they own between the park boundry and the hotel. This has always been the site they planned to build on. There never was a competition to develop the park site.

I think the design is great, good looking modern building that will glow at night.

It looks very European. So does the construction of this plaza, mean they will destroy Kiener Plaza, and make this St Louis's Town Square? I hope it does, but unfortunately, I think I'm wrong.
