Is the building directly across the street from Tudor 1 by the same developer? Is is a for sure thing that it will start in 45 days? if so, that is so awesome! :D

All three buildings are being done by Robert Wood Reality in conjonction with Rothschild.



Construction was supposed to have already started on that other building, but the bank they had their loan with went under many months back, and with it their construction loan. As a result they've been trying to re-secure funding in this environment, which is difficult. I believe they are nearly set to start in 45 days, but as you know nothing is 100% until it happens. :)

I went to Smoking Joe's for the first time this weekend. Looks really nice inside, most people were sitting outside. In my opinion I think Pappy's food is better and less expensive for what you get. Smoking Joe's seems like a more comfortable place to sit and relax, plus they serve alcohol. I'll stick with Pappy's for take out but Smoking Joe's for a sit down meal with friends.

I went to Wicked Fresh Subs last week and one of the employees said he heard that a comedy club was going in the three store fronts next door. There was working taking place next door while I was there. Has anyone else heard anything?

Given all the comedy clubs that have opened and then closed around here over the last 20 years, I'm surprised that anyone can get financing anymore.

It isn't a new Comedy Club, the existing one from the landing is moving to this location. The new owner of the club also owns some in FL and he does not like the "feel" of the landing, so he's moving it to those four open bays at the Tudor.

Interesting... I myself think that the Landing is a cool place for a comedy club. However, the way the landing is somewhat "cut off" from the rest of downturn, I can see why it wouldn't be doing to hot.

Its pretty amazing how quickly this space has leased up while so much other retail downtown has languished. Perhaps the city should take a lesson from the owners of this complex.

Slow, steady small steps like this seems to be the healthier way to go. Rather than huge leaps like the Ballpark Village which often fall on their face.



Now let's see what happens to the two other buildings at this intersection.

Any idea what's going in next to City Pet Supply? I passed by yesterday & saw a sign that said "The City" w/ 2 martini glasses on either side. Also seemed to have black curtains in the windows.



I'm guessing a lounge of some sort.

The tudor building has been lease quickly because the rents that they are charging are more in line with the actual traffic and exposure that downtown has right now. So many of the retail spaces that are languishing or are losing their tenants quickly, are charging sq ft rates that are completely out of line with the realities of downtown.

Which, if true, would drop as they lose tenants to become realigned with the true value for the property, also known as the free market system. If the rents aren't dropping, then apparently they are able to command those rents.

But we know that this is not always the case. Sometimes rents remain high because an owner is "branding" a building or neighborhood and doesn't want to compromise. Sometimes they would rather wait and hope that rates/demand go up.

But judging from the number of high profile vacancies in the CBD, CBD rents should probably be cheaper.
