Looks like both of teh corner spaces have that wonderful brown paper covering the windows, meaning some work is going on. The eastern corner retail space is huge and will be a nice addition. Western space is supposed to be a sub shop, any ideas for other space?

It's not like downtown is saturated with chain restaurants and fast food shops. While I don't want to see the entire Tudor building looking like a suburban strip mall, a few chain places wouldn't hurt.



You'd have to wonder if some of the Union Station food court fast food restaurants might want to get out of there and move a few blocks north to the Tudor Building? (Quiznos? Subway?)

I'd love to see P'sghetti's in South County open a new location in the city and this spot would be perfect. I mean, it's local and different from a Subway -- why not showcase it in the city or in the airport?!?!

Wicked fresh Subs is supposed to be the name of the sub joint going in. I also heard a sports lounge of some sort is suppoed to be going in the middle units along with the BBQ place on the eastern end.

On the east end, where the BBQ place is apparently going in, they have been doing a bit of work. For a few days there was a small sign on the window with teh name of the place. Now, there is a paper taped to the window stating there is a liquor license hearing coming up.

Some guy was walking door to door in my building collecting signatures for a liquor license. He said he was opening a restaurant in the Tudor building called Fusion. I was a little out of it (late night), but I think he said it was lounge/restaurant...?? Can't wait to see what they have to offer.

Sign for Smoking Joe's BBQ. Anyone ever heard of it? They look to be getting pretty close to being done. Am wondering about how well this place will do. A little off the path for the central business dist for lunch. Needs to get a good rep and live off of it like Pappys, etc. Walking distance for me, so I am pumped.

Has anyone gone into Smoking Joe's BBQ yet? It looks like they are open but they don't have an OPEN sign up. It also looks like did did a lot of quality work; The bar may be in a strange location (up against the window) but the place looks really nice overall.

Food is good. Live music on certain nights (Jazz and Blues) is AWESOME. Overall, a good experience.

I had lunch there yesterday and they had a good crowd. The construction crew was out front making measurements and laying out the lines for the expanded sidewalk.

For now they're only doing music on Fridays. Apparently Saturday nights were too slow.

Actually, it is to accommodate sidewalk seating for Smoking Joe's. They figured the space was not being utilized since it is a non-parking zone, so they are converting it. They are in talks with new restaurants for other portions of the project across the street and those restaurants may opt for that as well.

^ Which opposite corner exactly? If you're asking about 1818 Washington, that building is being demoed and rehabbed as part of the Tudor project. They are seeking tenants now.

The heavy-duty renovation on the southeast corner of the intersection.



So I assume they're looking for a retail on the first floor? What about the upper floor? Office? Residential?

You are correct, they are looking for retail on the first floor, specifically a restaurant for part of the space. In about 45 days I believe activity is supposed to begin directly across the street from the Tudor Building as well. As for the second floor of 1818, I've forgotten if it's office or residential, but I can look into it for you. My *guess* would be residential since the rentals at Tudor 1 booked up rapidly and with little effort.
