The little lady and I are considering reserving a unit in the Laurel. Anyone know much about the potential hotel or retail in the building?



Also what might be more attractive to potential buyers-windows over looking the city or walk out patio with access to the atrium?

I can only speak for myself, but I'd much rather have exterior views than atrium views.

When the wife and I looked in December, we thought that the exterior units were more attractive than the atrium units.

Look at the price per square foot difference. If the city views are higher than the atrium views then the developer is saying that through their research there is more demand for the city views. Personally I think I would rather have the outdoor patio overlooking the atrium UNLESS I had a city view that was pretty good. Some city views are really not that great. Can you have a grill out on the patio?

^ That is a pretty good way to look at it and you do bring up a good point about not all city views being equal. The one view they don't really offer in the for-sale units is the one looking east toward the 555 Washington building, which is a shame, because I would love to look out onto that building.

It really is such a personal preference. But I can say that the more people I talk to seem to opt for the balcony or patio than the view. There is just something nice about living downtown and being able to prop open a balcony door and get the breeze coming through or throw a grill out there for whenever you feel like doing a little BBQ.

Well we opted for the patio with atrium view. We think it is very unique two bedroom condo with a patio area all to yourself. Not sure about have a barbeque pit out there but I would imagine that is doable. I live downtown currently with a city view and love it, however I think if I were to have a little one the patio makes more sense. We will see....

Nice! See if you can get some information on how sales are going and what the status of the construction is - particularly on the skybridge demo.

I believe we are the 20th reservation. I will try to get info and post regarding construction updates. I can't wait for the skybridge to come down. I don't feel safe walking under it. I am curious to know of any plans to move the bus stop there?

Is it an open-air atrium or does it have a glass roof?

Open air and from what they told me it will have a bug/bird dropping canopy of some sort.

I have a few questions if anyone can answer them...



1. will the atrium be 3 sided? and if so, the side that is open will face which direction?



2. why do the 2 pictures of the model make the terrace wall appear so different from each other. One picture looks like on the terraces there will be a glass or see through balcony or guard-rail and the other picture makes the terrace look like there will be a tall concrete wall that you can't see over...which one is correct?

I think you will really be happy with having that patio. It will be like your living in the heart of the city, yet have a little hidden oasis to relax in. The best of both worlds.

The atrium is 4 sided, they cut out a side of the building so you can see what it would look like. There will be no open area facing out.



As for the terraces I believe they will not be concrete, see through with rails.

As someone else mentioned, the atrium is cut into the center of the building and is 4-sided. It is huge (approx. 100' x 110').



There are 3 types of private outdoor spaces available at The Laurel; patios on the ground floor (6th floor) of the atrium, hanging balconies, and terraces. The hanging balconies will have metal (see through) railings. The terraces will use the existing brick/stone pediment in addition to a metal rail. The pediment is low enough to see over and the views.



I don't know what "tall concrete wall" you refer to, but if my explanation above isn't sufficient, please let me know.

The terraces at The Laurel range from approx. 16'x15' to 16'x32'. The terraces are separated from one another by planter boxes and at least one "16'x16' bay" of green roof (which cannot be walked on). Planting bamboo in the planter boxes would provide additional privacy. The green roof and terrace are at about the same elevation.



I encourage anyone with questions about how the terraces work to come and see the scale model in person.



As for The Concord, work on the retail/commercial portions are underway as well as plans for skybridge demolitions. I don't have any residential information at this time.

Alright! Now you're getting my hopes up! A lot of people on this forum will be overjoyed to see the skybridges reduced to rubble. And BTW, do you know if any retailers are looking into (or have committed to) the ground floor space in either The Laurel or The Concord? :)

I expect many exciting Mercantile Exchange announcements over the next few months about the hotel, retail and entertainment, and skybridge demo, but unfortunately there is nothing I can disclose at this time. SORRY!

I would love having a terrace like that. Will they have a spigot so I can hook up a water hose and start a container garden? Is the atrium open air, exposed to the elements, or is it covered?
