I'm not too big on the theme park idea, but I agree...I think the view would be appreciated much more from the east side.



As for north side development...I keep hoping that development is inevitable, but I can't get any of my friends to get some balls and move over there with me! Haha that's why I'm recruiting on here! But seriously, what do you think about all of the rental property there? Columbus Square is nothing but apartments. I like the density, but I think a mixture of rental and owned is needed as ownership tends to equate to neighborhood involvement and pride. I have talked to some of the people at Neighborhood Gardens and they are excited to see the apartments redeveloped because some of them grew up in the area and appreciate the attention to this property. I had told Mattnstl previously when I couldn't register to post myself, but they have been shooting grades out there...

I disagree in that I think something that resembles New York, New York in Vegas would be awesome. Obviously not the NY skyline, but tall buildings with a roller coaster on the roof of the smaller buildings winding in and out of buildings.

There is far more space for something like a themepark on the Illinois side. If a theme park would ever be in the St Louis , I would want it to have historic character like what they once had in Forest Park. That, I'm cool with. Denver is a much newer city, and that sort of thing works better in their city.

the denver six flags is the lowest attended six flags in the county i believe. there is a light rail line that goes through it, but yet it still is not really attended. it was actually bought by a real estate development company over the winter and will probably be torn down after this season.

COLUMBIA, Ill. — Columbia is saying no to big development — again.



The City Council has rejected a proposal for a massive theme park on the Columbia Crossing tract. On Monday night, the council voted down an incentive package aimed at luring the theme park, an alderman told the Post-Dispatch.



Two months ago, in an advisory referendum, Columbia residents rejected a plan for a massive retail development called Columbia Crossing near the Jefferson Barracks Bridge.



On Tuesday, Alderman Brad Oberkfell said a representative with St. Louis developer G.J. Grewe told council members in a three-hour, closed-door session meeting Monday that the firm was pursuing a plan to bring a Legoland theme park to Columbia Crossing, now a swath of farm ground northwest of the town in Monroe County.

The thing about Construx is, not only can we build the buildings out of them, we can also build the machinery too. I built a functioning steam shovel that pivoted 360 degrees, had a system of pulleys that moved the arm up and down, and had a working "claw" shovel on the end. granted, it could only lift pebble size rocks.... but it's more than we got now.

Yah, you'd think the work could at least begin on converting his old warehouse into lofts. That would be a good starting point and at least show people some commitment to the project.

I'm kind of confused as to what would happen if Mcguire(sp) never built anything on this site. Would the city be able to force him to sell the land at a miniscule price to anyone with genuine plans to develop (per Eminent Domain)? Or would that not apply since this is basically just a field and not "blighted" buildings about to self destruct? Would he concievably be able to simply hold onto the land and never do anything? This is a HUGE plot of land that could really allow for some major development for our city. I hope the latter doesn't end up the case.

No. At least not at a "miniscule" price.

It's been a huge plot of land that could really allow for some major development for the last 30 years. When/if money can be made on it, someone will develop it.

I was recently told that if TBD doesn't happen, Pinnacle has expressed interest in the land. It was bittersweet to hear that as the comment sounds as if they are already exploring other options. Still, Washington Avenue only goes so far and I think downtown will then spill north a bit. So I'm sure something will happen, just a matter of when.

I think we have a lot more to worry about when it comes to land to the north than the seven block area cut off from downtown by an interstate and the Edward Jones dome (which BTW looks like crap. Can they powerwash it or something?).



What about all of the land being wasted on subsidized housing? What about the parking lots to the north of Washington and west of the Convention center? I'm much more concerned with the blocks that people will actually be able to walk to from the core.



Is it some sort of St. Louis policy to cut off the historic neighborhoods like Old North St. Louis, Soulard and Lafayette Square with industrial and housing projects?



Maybe the Bottle District land will be worthy of building those proposed skyscrapers when they won't have to share the same area with public housing and the crime that inevitably follows.

I've lived here on 7th street for a few months now and have thus far had no issues with crime. I realize it is a shady area though and I do watch my back! McCormack Baron is managing the new housing project down the street which is supposedly mixed income and I have been told they are doing a great job. They supposedly have staff on site which the old "projects" haven't had. MB seems to have a good reputation with maintaining their properties...North 6 is another property they manage and it has received a bit of good press. But the scenario I have heard to happen is that once TBD is actually developed...the Cochran apartments will likely be purchased and leased completely at market rate rather than a mixed income project. We'll see...



As for the parking lots north of Washington...if residential demand continues, I'm sure we'll see development there. All in good time haha.
