Sorry, I don't remember where I saw the rendering. It was in one of the local alternative publications, maybe the RFT or The West End Word, something like that. I agree with you, Manchester, this building is VIP all the way. Makes a really grand entrance into the Western half of Washington Av.

Compared to the preliminary pricing, some units have increased in price as much as $11,000 while other units have remained close to the original pricing or even in one case I saw, dropped by a few hundred dollars.



Generally all loft buildings increase the pricing and pull units off the market within a few days of the initial public offering. At the Ely Walker lofts, people reserving on Friday paid as much as $10,000 more than others would have the night before!!![/quote]

I've heard that the Jacob group's construction loan has fallen through. The ventana and bogen may be on the market again soon...

Man, possible major bummer for approximately 60 some odd people. I wondered if something was up as it seems like construction had just stopped cold over there. And the other screwy thing is that I was told that they were pre-selling units and still have not even closed on the sale of the building yet. Is that common practice?

Well if they have 60 units pre sold and a decent floorplan, there could still be hope, though maybe not with the current developer. It's a prime location, perhaps maybe another developer will pick up the project and find a way to finish it off.

I agree... I also heard from Jacob Development Group today and they said with 30 units sold, they do have enough pre-sales for construction lending.

Last week I got to talk with Jacob about this project and am very confident that it is not only going to happen, but that it will be faster than most people expect and the quality level will be high. If I didn't already live next door I'd be all over one of the upper floors.

According to the website they have 43 units sold out 100 total I believe, are they going to finish the ventanna first or do them simultaneously. Anybody have a more definitive or concrete timeline on when they are going to start construction. This behemoth is going to take awhile to clean up so the sooner the better. I hope they do them together, to me this is one of the most important buildings on washington and if it looks anything like the rendering I will be super happy.

When I was looking at this project, i was told that it would be finished in the spring of 2007. Ventana was supposed to be 2006.

That is an awesome rendering. I don't think a simple power wash will get there from here, I wonder how they plan on attaining that exterior colour?

They expect to use crushed nut shell blasting or similar. It worked wonders on the Old Courthouse.

I was told yesterday that JDG has completed the purchase of The Bogen and has a full construction loan with work to proceed immediately. There are currently 38 units sold. A press release is expected out this week.

thats fantastic news!!!!! Are they still anticipating an early 2007 completion or has the the project completion been pushed back? I was surprised that the Ventana would be completed so quickly (9 months), but then again I believe interior demolition had been completed before they started on the actual rehab(ie put up the fence around the building).

This building will have such a huge impact on the overall continuity of wash ave, once its complete. It also is one of the buildings that has the most potential considering its current dilapidated shape. I can't wait to see the transformation.

Completion is anticipated "summer of 2007", which is realistic since the construction schedule ends early. These folks have their act together.



Got a tour yesterday, they are currently sandblasting (but containing the dust and noise quite professionally) and the views from even the 5th floor are awesome.



Good neighborhood news is they'll be opening the streetfronts by the June 10th tour. The Tucker/Wash corner will be "banquet space" for local resident events etc., and the rest will be sales centers for Jacob's buildings (until the tenant search picks up next year).

^ Good and bad news. I am sad to hear that the corner will be a banquet space, as I would have liked to see some nice retail is good signage that would really mark such a prime corner.

No retail tenant is going to want to take that space until the building is much closer to completion and the parking situation is finalized. (It's still unknown, for example, how much contiguous space will be available.) The party room is just a placeholder so the space doesn't lie fallow meanwhile.

Not sure if this relates directly to the building in any way, but Bogen is a city in Bavaria, Germany. I think it also translates (roughly) as "elbow" or "bent" in German.



EDIT:

I've also gleaned from a poorly auto-translated German Wikipedia page that "bogen" (or "elbow" as it's being translated there by the google-bot) is an architectural term relating to a stone archway. This would correlate with the arched window openings on The Bogen loft building.

I got up to teh top floor a few weeks back and looking South on Tucker is just an amazing few. I'm guessing all those units went pretty damn quick.

I think I remember reading (maybe it was in one of these threads) the name comes from the large multiple framed windows in the building.
