Most likely they are going to put in more glass. I wonder when interior construction will start. WUMCRC posted photos of the interior after their tour yesterday. Still, nothing going on.jshank83 wrote: Looked today like they were taking out the plastic on the 2nd level of windows. Putting more glass in?

If you look at the photos closely, you can see that the did some extensive concrete repairs on the inside and that the base floor is still getting some work done to it. Is it sexy work? Nope - but it's setting the framework for the interior build out to begin.

I wouldn't consider it a win. WeWorks is one of those Pets.com farces that will be remembered as a joke. They lose twice as much money every year as they make in revenue, and the WSJ recently reported that the CEO has divested himself of most of his equity, which is to say before the company goes public late this year or early next year. That tells you what he thinks about the long-term viability of the company.KansasCitian wrote: I don't know enough about WeWork to know how I should feel about them taking over 2/3rds of the Armory.
I know they have a space in Kansas City in the Crossroads District.
Should we consider this a win for the Armory?
I've seen the new design for the Phase 2 portion. It's underwhelming and most of you will hate it.
Is it an 8-story parking garage with a 1 1/2 story office building perched on top?chriss752 wrote: I've seen the new design for the Phase 2 portion. It's underwhelming and most of you will hate it.
From what it looks like, 5 floors on top of 2 floor garage but it was hard to tell. Not sure if it will hold out. WeWork coming into the Armory is a reasonable expectation, but we mustn't look to this as the sole company that'd set up shop at the Armory. A little bird told me about another prospective tenant for the Armory which I'm keeping very confidential, one with a corporate culture that'd respect the Armory's history. This prospect has had an acquisition recently, however, that makes me question if they're pursuing another strategy, that they're buying a new corporate division with that acquisition rather than following the original plans of growing it organically and ostensibly at the Armory. That said, should it continue its plans for establishing operations here, it'd likely be the largest tenant and be rather impactful. I'll only confirm after the fact, and I don't want to divert this thread into a guessing game.JacksonPolyp wrote:I wouldn't consider it a win. As for WeWork, I'd hope the Armory's developers secure long-term payments from them, as that company's expanding so fast that I question how much longer they can stay soluble. Especially with the economy going super volatile recently, tenants with positive operating cash flows are going to be more important than otherwise. WeWork's growing and has plenty of new investors; I hope they stay in the green.
^ I will set myself up for this one. Guessing is the only thing I'm really good. But will respect and keep the guessing to 909 Chestnut Ave and Soccer Village at the moment.
Still love the vision/rendering once upon a time of a Armory hotel tower on top of the platform raising over Grand Viaduct that connected street level to the Grand Ave viaduct. Add a signature pedestrian bridge weaving and connecting with Foundry to create a continuous greenway trail between new Boyle metrolink stop with Grand Ave metrolink only added to the area and development

It’s not WeWork!

Yeah I was going to say I bet they open at least one more. They have two in Kansas City, one in a recently renovated historic building and the other was just announced for one of the older office towers downtown, but I don't believe that one is open yet.kinger wrote: I believe WeWork is planning 3 STL area locations, for what it's worth.
I could still see them going into the Armory at some point. If they survive that is.
Business Journal had a small update today.
https://www.bizjournals.com/stlouis/new ... s_headlineConstruction is underway of The Armory, a more than $55 million project that will offer more than 180,000 square feet of Class A office space across three levels, plus an additional lower level that could be transformed into more office space. A one-acre rooftop with event space and a garden will be among the amenities built into the historic building. Between 750-1,000 people are expected to work at The Armory once it's fully occupied, Hulse said. The first tenants could move in at the end of 2020 or early 2021, he added. It's one piece of developer Green Street's planned Armory District that will eventually feature apartments and a parking garage. And The Armory District itself is one of dozens of projects built or underway in booming Midtown.
I took a tour of this a few weeks ago. Nothing new to truly report besides that a tenant announcement should be coming soon and that they will begin the interior build-out in the new year. They've been working on what will be "green roof". New concrete has been poured in spots and they're trying to level it out as best as they can. It's already pretty level but there are still some areas where it is wavy.
The second phase of the project is inching closer to a formal announcement. They don't want to go tall but instead want to focus on creating density and connections to the surrounding area (Grand, City Foundry, Iron Hill, MetroLink, and the Greenway). It's still in design but the scope has been set.
Here are some pictures of the interior of the building and part of the roof (including views).

I really like how the structural trusses and wood ceiling contrast.

The view from the 3rd floor. While nothing is here yet, his will be another floor of office space. This photo was taken from a door that will give tenants access to the roof.

The rooftop views. There are 3 tower cranes in these photos.

Grand will be blocked once Phase 2 is built.

The electrical substation will be lit up as a result of this project. They can't really cover it up, so the next best thing to do is embrace it.

^Great pictures as always.
Interesting to see the interior space cleaned up without too much added to it yet, so you can still kind of envision what it was when it was an arena. Would have been an interesting venue.
There’s two versions floating around. One is an office building and the other is apartments.stlien wrote:Chris, nice pics. Is phase 2 the apartment?
Thanks for the update.
I keep forgetting about this development. There’s more stuff going on it the city than I can mentally keep track of.
I like it!

Man... a green roof is going to look so great heading through 64 East.

I was just driving by there the other day and wondered if this development is successful, how long before a developer buys out the Goodwill Outlet for a residential conversion? Seems like it would make great lofts.
Great pics, Chris. This is such a neat space, and I agree a green roof is going to look awesome from 40.
This is a substation treatment in downtown KC. Hopefully they can do something like this where it's shielded at ground level for pedestrians and cars, and then light up the rest that could be seen from a distance.chriss752 wrote: ↑Nov 08, 2019The electrical substation will be lit up as a result of this project.
