Chris, are you able to disclose whether or not this is a company new to St. Louis, or just more local reshuffling?

I took it as all the space has been lease. 2/3rds of that space is one tenet and the other 1/3 are other tenets. 

100% pre-leased (pause) with one tenet, not google, is taking up 2/3s. But I also had to reread it a couple times the first time I saw the post.

I was told it’s new the region and one that is more of a concept here. Other cities have it too but not us. It’s one big tenant and a handful of little ones. I don’t know the names of the little ones but I do know the big one.

I have heard that rumor as well but I also recently heard WeWorks to BPV in PWC building.  I cannot verify either one.  My guess is Chris has better intel then me.

Nope. That’s why GreenStreet dumped them. It’s a bunch of drama that took place.

As the guy who was foolish enough to post on this thread in May 2013 that there was a Google interest in STL - that was later tweeted, spun, and given too much press when the Biz Journal wrote about the tweet - let me say right now, loudly, that STL was not one of the sites that participated in a Google venture that was announced in 2013. Looking back on it, for what was possible in this specific venture, STL has more than made up for it in other partnerships we've made. The lesson I learned: don't share secrets with strangers online. 

That stated, I'm pretty damn sure that the Armory's big tenant is not Google. That's all I'll say.

100% agree.  And for the record I wasn't calling you out on that.  I wasn't actually aware that you were the one who originally mentioned that (I only joined in 2018 haha).  But I have seen that rumor floating around here (Google was also mentioned in passing with BPV and I know for a fact that wasn't you) for awhile now.  Either way, you're absolutely correct in that STL has made great strides...and will continue to do so with or without Google.

As far as the Armory tenant...I'm thinking it might be WeWork.

As Cortex continues to grow. I think it's only a matter of time before we are able to attract a Google satelite office. With NGA West located in town and the concentration of GIS business expanding and relocating to St. Louis, wouldn't it be cool if Google Maps/Streetview division had a presence in St. Louis?

WeWork is more definite since they are saying that they are coming soon to St. Louis. WeWork normally takes a lot of space in places where they go, so the Armory makes sense. So I do think that the tenant that is taking up 2/3rds of space here is WeWork. The other 1/3rd? I don’t know. It was supposed to be Arcturis but that went by the wayside.

I routinely think about how cool it would be if Google Maps had a presence in St. Louis.

The tech scene in STL is growing. I think it's about to really start gaining momentum, and I'm cautiously optimistic that we'll eventually reach that stage where tech growth is on a giant roll.

FWIW the Microsoft speaker at the geospatial conference at SLU said usually if Microsoft puts in a tech center office in a city the Googles and Amazons aren't far behind. Also said he was surprised they had one in a city the size of STL because they usually are in the big cities (Chicago, NY, Houston, etc.). So we will see what happens.

I don't know enough about WeWork to know how I should feel about them taking over 2/3rds of the Armory. 

I know they have a space in Kansas City in the Crossroads District. 

Should we consider this a win for the Armory?

I think we should wait to answer this question when we know whether or not it's happening.  My comment was just speculation, WeWork's site says St. Louis is "coming soon" and this type of space kind of fits their MO.  Whether or not this is the space they are looking at is an open question.

If it's not them then it seems based on what you found that they will be going elsewhere, so the question arises, what would their space needs be, and what fits that best? They seem to have about 15,000 sq feet in Kansas City, more or less, in the "Crossroads" area between downtown and Union Station. (Based on the fact that they report that they have the third floor of a building with a footprint a shade above 100x150.) I believe that's a sort of hip "up and coming" kind of area, rather like a cross between Cortex and The Grove, so the location fits. They have four offices in Nashville, and information is a little more sparse, but they generally sound to be in keeping with that formua: a a floor of a typical office building. But the Armory has a whole heap ton of a lot more space available than that. Say about one zero more leasable, more or less. (More back of the napkin figuring based on the renderings on their website.) So 100,000 sq feet would be an awfully big commitment for a middle market kind of town. Would be a big fat win, if that's true. Now Denver, which is really the most comparable sized market I looked at, has a whole heap ton of them. Probably noticeably north of that 100,000 sq foot figure. And they're a middle market too, but a sexy, dynamic, growing middle market. With mountains. (This being the deciding factor in most white collar business decisions, I think: what sexy recreation is available nearby. How hard will it be to get my Lambo to the beach or slopes.) Anyway . . . I could easily see WeWork going in at the Armory. Sounds entirely like their kind of space. But the floors come a little bigger there than your average office building. 2/3 is a lot. Even 1/3 is big for what looks to be their business model. Seems to me like they like to go for about 15-20K at a bite and build more offices as needed rather than concentrate all their apples in one cart: say 15-20 ea at Armory, Cortex, and Downtown. After all, it's coworking space that they sublease to startups, basically. So I'd expect they'd feel out the market with something smaller to start with. And if that goes big they'd add more fast. Just kind of guessing there.

It remains a mystery to me. The figures keep changing but a tenant has been secured for 2/3rds of the building. The other third remains in question. WeWork has been floated in discussions that I have had but no one truly knows the amount of space they are taking, if any. I went by the Armory today and from the gaping hole on Market Street, it appears no interior work has begun as far as I can see.
