1) City requires the good parts of the development (office, hotel, apartments) to be built in unison or before rhe data center. I'd even be okay with tax breaks for this side of the development.
2) City/developer subsidizes a new location for Goodwill within the city and accessible from MetroLink.
If they are serious about what they are promising, they'd agree immediately and we could all celebrate a big win for the city. If not, then this whole thing has been a bait and switch.

Those renderings are all AI generated. They need to hire an actual architect and submit development plans for all components if they want me to believe they want to do all those components. Regardless of your opinion of the data center proposal this hearing today was embarrassing for St. Louis. The board seemed completely unprepared. Some sounded like they had never heard of the project. Questions that were already answered. A lack of understanding of what they're even capable or allowed to do. 10+ hours and they seem incredibly unsure of their decisions.
Really scary that these people get to interject in any development in St. Louis.
Also, it's 2026. We should know how to operate a Zoom room and unmute ourselves.

5-0 to uphold BPS recommendation (approval of data center) with modifications. I honestly don't know the significance of the modifications or whether the developer will agree or laugh at them. The way they were drafted was embarrassingly unprofessional and I think a few could be legally unenforceable. Kudos to the professional City staff that did their best to keep the meeting on-track.
Data center public meetings are frequently chaotic but most of this 12 hour meeting was completely avoidable. I hope someone with power to elevate standards took note.

Developer stated tonight that the updated plan is to renovate the warehouse not demo. Building will be saved!

They weren’t always going to save the warehouse? For some reason I thought once they said they were putting the data center there it always was going in the existing building

Revo has been the plan for a few months now since Preservation Board was unlikely to issue a demo permit or at least add another delay.

I think Smith simply is saying to the developers “not enough clients for both of us, we’re already doing it…let us keep on doing it.”
And honestly with the deep pockets attached to the DC I don’t see why they can’t reopen the Armory as the venue it was. It made money, it’s Greenstreets’ heavy debt load that forced the closure and the DC should alleviate that (though how much?). I do find it clever he mentioned this job targets and that the entertainment concept would in fact help them meet that.

With the big dollars involved, finishing the Armory to something close to the original vision would a drop in the bucket bu they will have a hard time getting people to show up considering the connection to a deeply unpopular data center.
They need to find a local operator and lease it out to them (or sell it outright) the more hands off the better
