I like that club sports idea. Might be about a perfect size for that. Could be a great site for high school tournaments, too. And yeah, Way of the Arch is probably right about the office competition. Besides, I think new build would make better office space anyway.

I always thought it would have made the coolest Blues practice facility.

Hell, any youth ice in the city would be great.  Not really a profitable enterprise it seems but as a community asset, a huge one.  Doubt it's large enough for two sheets though which makes tournaments challenging.

A new music venue would be an obvious one, too.

First time I went to Chicken and Pickel I thought it was perfect for Union Station or Foundry areas...

I think the Pickleball wave has already crested. It will continue to be popular, but the days of rapid expansion are over.
