Xing, the size of 63110 is misleading, since its northwestern corner is largely Forest Park. Personally, I always thought 63116 was too large, though it does include both Tower Grove and Carondelet Parks.

i'm definitely moving to st. louis city as of immediately. now, in kc there are several medium sized real estate companies in midtown that do a good job providing nice apartments at a bargain/reasonable rate who actually fix holes in roofs, etc. and there are some that suck. ass.
do the areas adjacent to the south grand business district have any (reasonable) companies like this, individuals, etc?
i'm also wondering what the avg rent is of a flat-over-flat in this area?
anyone on here who lives/lived in this area (within a 7-10 minute walk of the south grand business district on either side) want to share experiences?
i'm also entertaining Skinker DeBaliviere, DeBaliviere Place,

Warwickland, I have a friend who lives just south of Tower Grove Park, two blocks east from Grand. He has lived in a number of St. Louis Neighborhoods, Central West End, Clayton, Richmond Heights and he said living near South Grand was the best. He walks up the street to King and I, Pho Grand, Afghanistan resturant- i forget the name.

excellent, im looking specifically in the area south of tower grove park. hopefully i'll be close to moving somewhere in this area by the weekend...i'm not down with this commute from across the mo river from the parents...

, and the holidays hitting hard. i just thought i'd make another post on here, this time concerning renting in downtown/downtown west st. louis. i don't particularly want to exceed 500/month for a one bedroom unless there is an absolutely spectacular deal for less than 600/ month. im having touble finding something meeting my criteria downtown...anyone?

that's a pretty tough price point! Have you looked at the studios at Mansion House or Gentry's Landing? They were around that much when my hubby lived in Mansion House around 2003, and they were generously sized, really close to a 1bdr in feel. Otherwise look at Centenary Towers (although I have no idea what management is like these days) or maybe Columbus Square apartments just north of downtown. Do you have a job here? Some of the developments will offer reduced rent for people making under a certain amount of money, so ask about that.
I live just south of the Hill now and one side of the duplex next to me is about to open up, it's a 1 bdr and I know the current resident pays $500! PM me if you want details. It is not a particularly hip place like south grand but there is a couple of grocery stores, a few resturants, and a great Y within walking distance.

i make more than the usual reduced rent numbers, but not by much...downtown stl needs to do more to encourage more recent college grads to lease there, i mean, isnt that a pretty important demographic of a vital urban nabe? i don't remember this being as much of an issue in downtown kc (don't get me wrong, i love downtown stl, im just really frustrated), and im a bit surprised.

Gentry's Landing is waaaaaaaay too expensive for how the apartments are, but I guess that is to be expected with the views it has.

As I have made well known, I moved to Fairview Heights 2-3 months ago. As with most people, you could consider it my layover; you move to the area, get to know it a bit better (understanding commutes, etc), and I am considering a move to U. City, closer to the time that my lease will expire. As a lifelong Illinois resident, I would just like to know some things that differentiate it from Illinois. I would most likely be renting for at least a year, if not longer, in U. City.
I do know;
Missouri charges property tax on vehicles
but
Illinois has higher gas prices

I don't know enough to really make accurate comparisons like you may want.
I would just say that it seems you are looking for a more urban lifestyle, which U.City and Maplewood can most definitely provide, as can Belleville. If you place a high priority on being able to use mass transit, for more than just a trip to the baseball game, being able to walk to a restaurant, etc...then these locations are going to provide that.
Most locations within one defined metro area are going to have it's pluses and minuses. Usually, the tax thing seems to be pretty even. The state has to make the money somehow, so they have different ways to tax it. I don't know. I think you live where you want to live with what you can afford. The rest is pretty irrelevant.

I'm wanting to get closer to Creve Coeur, but I want good access to Illinois and downtown as well. I know Illinois will be more of a challenge once 64 closes, but we'll cross that bridge when we get there.
A woman I work with lives in U. City and she says she has about a 10 minute drive downtown and a 10 minute drive to work, which sounds ideal to me. I am currently driving, on average, 45-50 minutes one-way. Okay, so my wife, my son, and I spent 5 1/2 hours today in U. City, visited a brother in law who lives there for a bit, drove the streets, mapped out my commute from U City to work, etc...and basically, we love it. I could get from one spot in U City to my work's parking lot in 10 minutes.
So now my only concern is, how do you think Olive Blvd is going to be after the 64 shutdown?

^ Olive east of 170 shouldn't be too bad. I think the interchange at 170 has a number of months until it's finished. You're certainly going to have to deal with traffic. Of course we're all guessing at this point . . .
