I hope SLU fosters development along 39th street west of the hospital. That area is ripe for medical offices, townhomes or apartments. If they leave it as parking lots it will be a lost opportunity.

Yeah that's not great, but it also probably makes more sense to have it on that side instead of between the old and new hospitals, since there really isn't any space between them.  Plus, as much as we all hate parking garages, they are kind of required for hospitals and they generally need to be close to the main entrances.  Not every hospital patient is an able-bodied person that can walk a few blocks.

If there is any silver lining here it's that there is space both in front along Grand and along it's side along Chouteau to build other things.  Which is likely the plan.

I would agree - the space surrounding it is almost certainly a master plan to cover it up with more buildings.

The garage is ugly, of course, but so is the new three-story building right on Grand. Just absolutely no real thought put into making it look nice.

^The early plans actually showed retail fronting Grand next to the garage. That disappeared fast, but I could easily see more doctor's buildings and outpatient clinics and so forth surrounding the garage eventually. Standard hospital campus stuff, but with more density. Maybe. We shall see. I don't hate the hospital itself, but the garage is . . . well . . . a garage. Set suspiciously far back from everything.

It will be interesting to see what gets built out first, SLU hospital out buildings and medical art buildings on the out lots/in front of the garage & at the corner of Grand & Chouteau versus what would most likely be tenants for Iron Hill Development commercial space.  

Also, you could probably say same for mixed use and residential between Steelcote Development on one side of Grand and Iron Hill development on the other side.

Good news for fans of Desloge Tower (myself included).  SSM will not demolish it, but intends to sell it.  According to the head of the SLU/SSM Redevelopment Corporation, SSM is considering selling it and several interested parties have reached out about a potential hotel or residential conversion.

Publicly, however, SSM is denying they are selling it, claiming it will still get use after the new hospital opens.  Though they admit a re-purposing is eventually coming.

Based upon the mixed signals, it might be that SSM actually wants to work with a developer to sell the building and then have different SSM and SLU entities lease back space.  There's a ton of reasons due to Anti-Kickback Statute and Stark Law why health systems like to lease space rather than own.  Especially when you have multiple medical groups and legal entities involved.

While my pipe dream is that SSM moves their corporate offices into Deslodge, it could also be used to support medical offices or even a few floors could be used for a rehab hospital.  SSM also wanted to sell off the South Campus building (the Anheuser Busch Institute on S. Grand) at one point, so they could consolidate quite a bit into Deslodge.

Don’t get your hopes up too high. According to some people, it was a mistake in words. So don’t expect apartments or a hotel proposal to come out of the Desloge Tower any time soon.

This makes a lot of sense.  

We also have to remember that SLU has also put its efforts to get a hotel and residential built out across the street as part of the Iron Hill development.
