The construction photos and more recent renderings suggest that SLU has scaled back that huge overhang at the top of the addition. When I saw the earlier renderings, I was a little embarrassed because that hat/overhang seemed like such a 1980s postmodern throwback. Growing up in the Virginia suburbs of DC, I saw the pomo-hat atop a lot of suburban office buildings.

The most recent proportions are cleaner and (I think) much more modern.

It's looking really nice. Still leaves a sore spot though, seeing this happen for the SLU Law building, and knowing many other Midtown parcels fell needlessly.

The City would be wise to time out the crosswalks here on Tucker and update each signal to include a countdown timer too. It is, after all, eight lanes wide at parts (counting shoulders and center turns).

Edit: Are they still planning to use floors 2-4 for parking or did someone finally realize that there's a perfectly functional (and never at-capacity) parking garage literally 20-feet away?

Nope, the first couple of stories are still parking. Even though this is a great downtown development move, don't forget that we're still talking about SLU here. They want the money from the parking. We should just be glad that they didn't want to demo a couple of adjacent buildings for surface parking. When the move was announced they sent out a special questionnaire to all law students specifically to address parking concerns. That was most people's main concern about the move. Seriously.

^Rates are higher than when I was there. Current Frost campus parking rates range from $560/academic year for the worst spots to $2,420/year for the best reserved spots. Structured costs more than surface, reserved more than general, etc. But it is never convenient and not particularly cheap. SLU Law students will have more convenient parking, but I expect they'll be charged the higher rates.

That seems like a pretty big incentive to live within walking distance of the School. Or to take trasit or ride your bike.

Great looking redo. Not sure of the cost, but it would have been nicer if they could have paneled the building with even more glass. Removing chunks of the original façade or the original windows wouldn't have been necessary.

Below is a really bad Paint rush job on my part, but you get the idea.

Nevertheless, I'm anxious to see the L.E.D. lighting. I wonder when will they do the testing?

The windows I believe will stay. They look great though. There are A LOT of windows in that highrise.

As for this incredible rehab - it looks wonderful.

This is really going to change this area of downtown and Tucker. The city needs to focus on security and safety and get brighter lighting here. Now I see Smoothie King just opened across the street in the Park Pacific Tower. I am sure another Starbucks will open in this district too.

Looking at this transformation side by side is nice. SLU really has done a superb job bringing this building back to life and into the 21st century! In addition, making it taller too.

Maybe a good powerwash would help remove years worth of dirt and grime making the building a bit brighter?
