This seems to me to be a desirable spot for apartments with some of the best transit/grocery/nightlife accessibility in the entire region. It wouldn't fit a large building, but did anyone hear of any interest over the years?

If anything I'd prefer to TOD apartment development at this spot down the hill.

It's pretty crazy how unbelievably bad every city in the county is at incentivizing TOD.

Our system of local governance doesn't incentivize TOD, it incentivizes big box stores and malls so munis can maximize their sales tax revenue.

Also looks like we are getting close to the Union Loafers location opening at Russell and Mississippi. Yesterday they were spray painting the outdoor chairs orange under their LOAFERS canopy. At the rate they are moving I expect they will be open no later than summers end, perhaps even earlier

Their proof of concept is next door. Sports bar that is frequented by sports fans. Walgreens opening up across the street from CVS happens all the time.
