This seems to me to be a desirable spot for apartments with some of the best transit/grocery/nightlife accessibility in the entire region. It wouldn't fit a large building, but did anyone hear of any interest over the years?

If anything I'd prefer to TOD apartment development at this spot down the hill.

It's pretty crazy how unbelievably bad every city in the county is at incentivizing TOD.

Our system of local governance doesn't incentivize TOD, it incentivizes big box stores and malls so munis can maximize their sales tax revenue.

Also looks like we are getting close to the Union Loafers location opening at Russell and Mississippi. Yesterday they were spray painting the outdoor chairs orange under their LOAFERS canopy. At the rate they are moving I expect they will be open no later than summers end, perhaps even earlier

Their proof of concept is next door. Sports bar that is frequented by sports fans. Walgreens opening up across the street from CVS happens all the time. 4065 Russell is becoming a taqueria restaurant by Jordan Goodman. The restaurant will span two buildings at the corner of Russell and Thurman, a total of about 4,000 square feet. The restaurant will have 44 in-door seats and 12 patio seats. The build out will cost $1.2 million.
Goldman is also planning an Italian restaurant at the former Taha's Twisted Tiki space on Manchester.

I mean there's clearly gonna be a decent chunk of new construction with how little space the existing buildings take up. The lot size is ~5,500 square feet, so the plan will be to take up the majority of the available land area.

Like I said in the State of Downtown thread, it's a very good sign that they are saying publicly that they're actively searching for another location downtown to open.
Would have been very easy for them to just shut down and not even pretend to consider re-opening. Who knows if they do, but it's a great sign regardless.
