They've just announced a design competition to design a single family home in this development. 

"On Olive Unique Architectural Residential Design Competition This is a solicitation for design proposals from architects or design professionals for the design and construction of a single-family residence as a part of an exciting collaborative residential development, On Olive.  

On Olive is located in the Grand Center area of St. Louis. The project is conceived to represent the work of some of the best architects and design professionals practicing today but also to sell market-rate homes to middle-market buyers.

The overall development comprises almost two city blocks and already has residential properties under development by Tatiana Bilbao Estudio, MOS, Macias Peredo, Productora and Michael Maltzan. Display homes on the south side of Olive Street by four of these architects will be completed by early 2021".

Looks like it's actually two design competitions for one single family home each. One is for "local emerging" architects who live/work within 20 miles of the site (not clear if the "/" is an "and" or "or"). The other is for black architects.

I read through the two PDFs featured on the "On Olive" website. I like the fact the architects comment on the design and their hopes for future buyers of their home designs. Another interesting bit that I found was that they'll be incorporating old pieces of architecture and artifacts that they found on site, and went to the National Building Arts Center in Sauget to get some pieces, in their project. Overall, this is going to be a very good addition to Grand Center and the City in general. 

Here are some renderings (glad that we have some colored renderings) and a new site plan from the PDFs and website. Be expecting that zig-zag building to change a bit.

wow. if that site plan is correct the apartment building is changing more that a bit. it's going from sculpture to square.

I think this project is going to get lots of national press. The architecture and design crowd will love it. It tics all the boxes: big name backer (Pulitzer), internationally acclaimed designers, inner-city location (tied into an arts district), integration of historical elements, small lots with community-shared amenities, mid-range price point, etc.

^ Agreed.  I love this one.  Hope to eventually see it extended all the way down to Spring.  Currently looks like they stop just west of that old Second Empire.

Have home prices ever been publicly posted yet anywhere? I'm interested to see what these go for. In my opinion, at least $250,000 would be my guess. High-end estimated, $450,000. We will see though.

I want to see the parking lot on the North half of the street developed into an apartment building or condo building.

^ Same.  I was actually poking around on Google and I see several parking lots I'd like to see infilled.  That little triangle shaped lot along Spring could be something really cool too.

The triangular lot was originally designated in Grand Center's master plan for use as a black box theater or arts center. When word leaked out about it a few years ago, people raised a big stink, worried that the current tenant (owner?) would be forced out. It's currently used as an auto repair business, and they also rent parking spaces during event nights in the area.

Nothing imminent at all, but long term expect to see a project happen on the NE corner of Vandeventer and Olive. The owner bought it intending to develop it. Zero concrete plans, but it’ll be a site to watch in the coming years.

I'm still curious how the Pulitzer project will interact with the neighborhood. Will it function as a de facto gated community, or will it be open to the general public? Will everyone be welcome to use the central walkway and relax in the park areas? What if Larry Rice decides to set up a homeless camp in the "Meditation Garden"?

Just providing what I was told.  Could be an option to buy possibly? Or they got the cross street mixed up and it's not Olive but... either way, the take away isn't that anything is going to happen immediately as much as it was a conveyance of private investors realize this area is primed for future development, even if it's still a few years off from actually happening.

So what's the secret with 3845 Westminster (NE corner of Vandeventer and Westminster)? 

There are permits for the On Olive apartment (3860 Olive), but nothing for Westminster, which actually appears to be further along. Quite a foundation/retaining wall that has already been constructed there. 

Wait, I just figured it out. It's another detention basin. There's one along the north side of Olive too. You can see the storm sewer inlet near the "entrance" off of the alley.

I love a good wetland/bioretention basin, but this location is a bit disappointing.

I think they have exhausted all of the ways in which boxes can be stacked and arranged in two stories or less.  

Was there a 'square-or-rectangular-brick-box-elements-only' mandate on this project or something?

Progress shots from today. Landscaping work has yet to begin. Garages along the Olive-Westminster alley are being framed up. Some stairs are also visible in one of the homes.

Additionally, and this is from a few weeks ago, but JEMA announced on their Facebook page that one of their architects, Rachel Reinhard, is/was a finalist for the home designs on the north side of Olive Street. Her design is called "Terrace House", is 1200sf, and was designed as part of an architecture competition.

Good stuff! Thanks for the updates, Chris.

I'm not crazy about the way they've clustered red-brick homes on the west end, and grey-brick in the east; would have preferred to see them mixed all throughout the development. 

Also, why the hell is Olive still closed to vehicle traffic? What?

The results of the design competition are in. Three additional house designs will go on the north side of the street and be designed by three different architects. Black Emerging Architect: Cory Henry. Local Emerging Architect: Constance Vale. National Architect: Howeler+Yoon.

I think they'll all be nice additions. I particularly like the exterior textures of the Cory Henry example.
