On another note, I have never been able to understand how that gawdawful renovation of the SAIC building passed muster with the preservation folks. This is the two-story building with all the mirrored glass. It is an embarassment. Anyone know what the story is there?

This development was presented as a go in the Business Journal this marning. I brought it up in my reply to the other south grand development thread because I wasn't thinking. Sorry. Whats going on with this? Why does the Y still have a for lease sign out front? Time-frame??

I looked closer at the sign in front of the Y this morning. It is a sign advertising leasing for tenants in the new Pelican Place development. Not for the Y building. Definately a good sign.

Yeah, that would have been nice. I think that they are kind of shooting themselves in the foot right now because their sign advertising for tenants is overgrown with grass and it looks like they are advertising for a tenant for the YMCA building. The picture of Pelican Place is too small and the when driving by it looks like a simple "for lease" sign planted in the front yard of the "Y". I am also a little bit concerned about their plans to take the 1930's facade and addition off of the Pelican. Who knows what is underneath it. I haven't seen anyone take a look yet. I just hope they don't pull off the facade and find out that the originall is in bad shape, and then re-cover it in some crappy modern imitation material.

I heard from an architect that was involved in the original project that the owner bought their designs, but then fired them because they were insisting on using expensive materials and, in the architect's words "doing it right." The last he heard, the owner was looking for a developer and still searching for tenants. BUMMER

They have been working to remove the Tudor half timber facade from the Pelican building for the last two days. I know that that was a component of the re-development of the building. There is also a dumpster out back full of interior demolition material. Nothing seems to be happening with the new construction though to the north. Anyway, things seem to be moving a little bit.

Gym, other retail to open on South Grand in late 2010

A group of developers has big plans for St. Louis' Compton Heights neighborhood — plans that will include a 24-hour gym as well as a new restaurant.



The $7.2 million project, which will redevelop more than 37,000 square feet of retail and office space along Grand Boulevard, will be the home of a Snap Fitness and about seven other retail tenants. The target of the development is the Pelican Building at the corner of Grand and Shenandoah Avenue, according to the developer.



Pelican Court LLC, a joint venture among three local real estate professionals — Richard Robinson of CB Richard Ellis, Marc Sarni of New Holdings LLC and Doug Howard of Howard Commercial — will be taking on the project, which is scheduled for completion in the second half of 2010.

Caught word of the possibility of a QuikTrip at this location by way of a snippet from the Compton Heights listserv that was reposted into the Shaw listserv, to which I subscribe. The poster apparently spoke to QT's real estate manager.
This mornng I had a phone conversation with Alan Renner, the real etate manager for QuikTrip. They are interested in the YMCA/Pelican building sites at Grand/Shenandoah
and want the opportunity to meet with the neighborhood. It is no longer "just a rumor"......
Thoughts? Many in the Shaw listserv responded in favor of a QT there. I think it's a terrible idea.

Ugh!

If QT is determined, I wish the city would put the screws to them and change there footprint with the store on the corner and fueling lanes L-shaped behind it. (I know, a vehicle-flow nightmare!)

BTW, I like their store on Gravois that mimics the German rowhouses in Soulard.

F*ck That. That would turn Shenandoah into a highway. It would generate a TON of litter. It would require the demolition of a city landmark (Pelican's), a contributing building in the Compton Heights Local District (the old YMCA) and have a negative contextual impact on a City Landmark/NR Listed building (Strassberger's Conservatory). I live close to there and I already have to pick up tons of trash from that godd*mn Jack in the Box. A QT there would make things infinitely worse, not to mention the fact that the other QT's in the area turn into zoo's at night with people buying alcohol and chips (aka dinner) to the point that they employ policemen to stand around inside to keep a riot from breaking out. Also, with the giant median in Grand, traffic would only be able to get to it from Shenandoah and the northbound lane, and exit the same way. I would think that is a problem. I gotta go NIMBY on this one, this idea would be a huge step backward for the neighborhood.

both the YMCA and the Pelican Place building are part of the Shaw local historic district (boundaries Grand on the East, Tower Grove on the West, DeTonty on the North and Magnolia on the South).

start contacting Quick Trip and the preservation board NOW.

Totally agree. This seems like a horrible location for a QT, both because it rips a historic area to shreds and because of the traffic issues. I know its close to the I-44 interchange, but QT has to realize there is no easy way to get the volume of cars a gas station attracts into and out of that location.
