Brick is going up on the southern end. This went up fast and is being enclosed pretty quick as well. Still on track for a late Quarter 1/Early Quarter 2 2019 opening. This is known as Grand Flats. They have a website here: http://grandflats.com/

Assuming Grand Flats is 100% done at this point. Any word on leasing? It never looks like there's much, if any, activity here whenever I drive past.

It is completed but I assume leasing is going slow. I’ll see what type of information I can get

Yes there is Tower Grove Park, the SLU med stuff and the eateries on Grand but other than that what is the appeal to live in these apartments?

Isn't that pretty much a great combo? Sounds about the same as the Central West End amenity wise, albeit a bit less built up..

Not about the building per se, but is there anything at all happening with that empty lot caddy corner to Pelican Place? It could really use a solid infill project. That, along with this building, would really help solidify the streetwall along Grand along that section.

^ I believe you are referring to 2301 and 2305 South Grand. Both are owned by SW Bell (AT&T). I doubt they have any interest in selling. Agree, that would be some good infill for the Shaw Neighborhood, and S. Grand Blvd.

Not even that - if it's cheap land and they view it as an asset, they have no incentive to sell.  So unless a developer wants to proactively offer them something that they just cant refuse, they're not really losing much money here.  Plus, if there was a SW Bell site there and some infrastructure underground (not 100% positive this is true, just assuming), then it may cost them more in site remediation than what they would make selling.

Correct. 2301 and 2305 Grand and 3612, 3614, 3616, and 3618 Shenandoah could be combined to make a nice-sized infill project IMO. 

Shame about the AT&T thing, though. Could very well be infrastructure there for that big building they have there at 2317 Grand - that grassy lot is pretty much always kept clear and fairly neat (mown).

Years ago a retired former Southwestern Bell engineer told me that they use to buy and tear down every building they could around their switch gear buildings (think about the one in the loop) as a protection against fire taking out a switch building - I guess it made sense in the 1950's but it seems draconian now.

Is leasing still going slow? Cause man, I have literally not seen a single soul in or around that building and I've driven past it pretty regularly for the past year+. Even at night, there's hardly any lights on aside from the ground floor lobby and such. One would think leasing is up since a new school year is in session.

According to the city property database, the LCRA owns this property...  Not sure what to make of that.

Seems like a glitch or not correct data - Geo St. Louis also shows LCRA owning the lot; however, there was an Alteration permit for $4,000 issues 12/4 for a ground sign.  Also, no sales history is showing for the parcel, so I believe this was just never correctly updated when the developer purchased the land.

LCRA owns it for the sales tax exemption incentive they gave the developer. The property probably has to hit rent/occupancy stabilization marks to convert to permanent financing.

I was thinking the same thing.  The only lights I ever see on are the gym, and I've never seen a single person in it.  Is this thing completely unoccupied?  I'm starting to think we've reached peak apartment complex building in this cycle of City development.  We aren't growing our population, so getting new residents to move into increasingly more new build apartment complexes will just result in vacancies elsewhere.

I drive past quite a bit because I live just off of South Grand, and there are definitely people living in the building.

I get one of these from Grand Flats once every 2 weeks or so.....pretty good indication how leasing is going.
