Gas grills are not allowed by the fire marshall due to open flame near combustibles and ventilation issues. Electric was the only way Opus could go with it. Owners can still try and sneak an LP grill out on the deck, but I'm sure it is against the association rules.

Great views from your unit. Wait till fall, its even better. I had a place in the greystone on newstead on a high floor with incredible views. Park East has great views also.



About the grills, I promised you a George Foreman, so let me know.

I'm thinking I'll have everybody over right after tax season, like May maybe. It should be warm enough to bbq by then. Either way, I think a July 4th party is a no brainer given the fireworks in Forest park.



Assuming I close by then, I've been pushed into February as of last week.

The works are on the river downtown by the arch( VP Fair), but with your views you should see them fine from any floor.



What did they say was the reason for closing delay.

I think they are just very busy getting all the lower floors done. As new construction delays are not uncommon, I didn't ask them to much about it. I was more dissapointed to learn that I could not have furniture delivered to the building before closing, which is just a pain in the *!$. But as an attorney, (God forgive us), I understand the issues. That doesn't change the fact that it's stupid and totally inconvenient though.

How often are you going to spend here in St.Louis. I know you mentioned, you might rent it out. Are you splitting your time with STL and New York

If I do not rent it out, my intent is to spend as much time as possible in St. Louis. How much time that will be will depend on work. For now, I will still be working out of New York. I also still need to look at the MO/STL income tax laws re residency.

Depending on how MO credits taxes paid to other states, it might not be a good idea while I continue to receive my pay check from a NYC company. If you spend a certain amount of days in NY every year, they will consider you a statutory resident and treat you as a resident for tax purposes. I'm not even sure it would matter if I was living out of a hotel and had my home for many years in St. Louis. So, I have to be careful and do a lot of reading over the holidays to figure out the best scenario.

Unit 1605 appeared on the Coldwell Banker Gundaker website in late November. It is no longer listed as an apartment for sale. Does anyone know whether this apartment was sold? Is there some way (perhaps one of our broker friends) to find that out? I would be very curious whether it sold for the asking price which was $409,900, or $361.46 sq./ft.



The unit was one of the Westminster units, a one-bedroom unit facing Lindell, with a great looking floor plan.

Hello Park East Tower Neighbors.



The 5/3 bank on the 1st floor will be opening up on January 29, 2007. We would like to have a welcome to the building wine and Cheese function in February. If you are interested in attending,mingling and meeting your New neighbors please email me and let me know.

everytime i drive by on highway 40, or wherever else i am in the city, i look at this building and get a boner. St. Louis needs MORE of this. It looks so chicago or should i say, st louis. When is Opus starting their second tower?

I talked to a representative and she claimed construction will begin next month. Close to half the units are pre-sold.

They're starting the lefts next month? Nicely done, last year the Opus sales rep said the lofts would start after the tower finished, and they won't be done with the tower next month. I guess they will be starting the earthmoving/foundation phase of the lofts while doing the less intense finish work on the penthouse units.



How many people on this forum are currently living there or will be moving in?



There's me, and I know of one other who will be but I'll let him disclose for himself (although he already has earlier in the discussion). Just curious.

I'm number two. Move in date Feb 9th. I was also told that no Lofts until Tower finished. But I guess "finished" probably means different things to different people.
