By the way, the rendering sure makes it look like there are more windows in the street-level facade! It will look fine if signs are put up, large enough trees are planted, etc.

They put up most of the fake windows today, I'm not sure how I feel about them. First impression was "that's horrible" but on repeated viewing they're not so bad.

It's interesting that all the units showing up on cbgundaker are the Lindell units. Considering that the Buckingham units are more or less a mirror image, I would think that either people prefer the downtown view or the floorplan of the Buckingham. I think they make better use of the same space in the Buckingham unit than the Lindell unit. Had I purchased a Lindell unit, I think I would have asked them to build it like a Buckingham unit.

It's tough to know how much these were preconstruction without knowing the upgrades. They were probably about $280-300ish/sq ft before upgrades.

Does anyone know if the last 11th floor 1br sold?

Yes, you're right. I've tried everything I could think of and had some help from other members. I've tried about 7 different avatars of appropriate size and dimensions. I think that red X is forever my avatar.

The Park East Tower a bargain? The Chase Park Plaza residences are coming on line and either the market has appreciated substantially or the Plaza is charging quite a premium for the name and their long list of amentities. With prices between $372-$623 a sq. ft., their cheapest units on low floors facing North are even more expensive than the Park East penthouse units with views of the park or downtown (excluding those two awesome true penthouses on the 24th and 25th floors).

My understanding was a full time doorman. Considering the maintenance fees I would expect one, but I could be wrong.

4 weeks ago i was told it would be a '20 hour doorman' for the first year, then the owners' association could decide if they wanted to pony up the cash for the extra 4 hours. i agree with tax guru, with their association fees, one would expect a 24 hour doorman.

If there's no doorman from 2am to 6am whose going to pull me out of the taxi and get me into the elevator when I come back from (NO COMMENT) unable to walk. Those are the most important hours.

Does anyone have any idea how many units are currently for sale?

In addition to the two posted above, there are 5 on realtor.com, including a very swank 3br for 1,150,000.

The unit for 1,150,000 is the Portland unit on the 20th floor. So far I've seen several Lindell units, 1 pershing, 1 kingsbury, 1 McPherson unit and 1 Portland unit for sale. I wouldn't be surprised if many of these units were purchased as investments which would explain why they are all going on sale now. The contracts would not allow assignment before purchase, so you had to wait until after closing to sell. I think we'll learn a lot about the condo market in the CWE by watching how long these units stay on the market. While the Chase Park PLaza will create some competition, these units are ready or will be ready for move in by February 2007.



If anybody goes to see these units, maybe we could entice you to take some pictures.

Yea, I was surprised by the condo fees. While they don't seem high by NY standards, they seem astronomical compared to other apt buildings in St. Louis. Then again, when you consider the amenties, such as the doorman, the gym, the pool, I guess it adds up. So long as the services provided are excellent, I won't complain.

America IS fat. I blame McDonald's and in particular their Big N' Tasty. I think it's the best sandwich ever.



I think people should leave the cigarette companies alone (they actually help me keep trim) and go after Mc Donald's and Coca Cola and candy and ice cream and potato chips and I'm so hungry.



I think we should also sue the car companies. If we didn't have such comfortable cars with radios and dvd's, people would walk more.



If I didn't have to walk in NYC I'd be supersized.



The Chase should be careful for providing restaurants and movie theatres with buttered popcorn so close to residential units.
