I think a lot of us have our fingers crossed re the groundlevel space at the Park East Tower. With regards to the Park East Lofts, I'm pretty excitied about that project as I see it developing. Sales seem to be progressing nicely and the units look pretty darn good. I think it's going to be a great addition to the block.



Any news on possible tenants for the Park East? Almost anything would be terrific I think, although I'm not so keen on another coffee shop. And restaurants bring mice I hear. And dry cleaners don't make buildings look fabulous. Okay, besides those.

The PArk East sales lady told me the corner spot was going to be taken by a bank, which I think is a horrible idea.

At least a portion of the storefront space of the Park East will be a Starbucks, according to the owners of Cha Yoon. All the contracts are signed, sealed and delivered.

The nice thing about a Starbucks and a bank is that both will probably look good and stay well maintained. But who needs another bank and another Starbucks? They are probably good sound tenants and probably make a lot of sense for the building, but I do not think they could have picked anything more boring if they tried. Another negative is that a Starbucks might be bad for business for that very cute local coffee shop less than a block away on Euclid. I don't favor brining in one business that might force another to close. While I do not believe the Starbucks on Maryland had a very negative impact for the other two coffee shops there, I would worry that the coffee shop on Euclid will be less immune. And as we've previously discussed in this thread, there are enough empty storefronts on Euclid as it is. If it is a bank and a Starbucks, I will a tad dissapointed. I suppose it could have been worse, but it definitely could have been a lot better.

I want anything that will bring activity to the corner. Starbucks will do that, though I personally prefer local coffee shops. Unfortunately banks only have limited hours and don't create much activity. I am not pleased with the big blank walls facing one my favorite intersections, Euclid & Laclede. So at the very least, I am hoping for attractive, busy businesses to offset.

True and I mostly agree that something more "active" would be better. But a bank is a good sign of neighborhood stablity.



And I'm also on the fence about Starbucks considering "Coffee Cartel" and "Starbucks" are already present on Maryland. But then again we also have two "STL Bread Co" within a short stretch.



Now they just need to get some businesses in these empty slots on the south end of Euclid:

-Tomamtillo

-Strata

-Forest Park Deli

-old Subway (they moved across the street this week)

Einstein's has the best coffee in the neighborhood. There are plenty of banks in the CWE... except for Commerce. That would be a nice addition.



I agree, the Tomatillo and Strata places need to be filled stat. The Subway moved for a reason - which means nothing will be filling that spot.

I wonder if a Commerce in the CWE would mean an end to the Commerce location down in "The Grove/Forest Park SW"?

Why'd the Subway move? Was it some sort of issue, or just because they wanted to remodel?

As far as I know, things are on schedule. I have been informed of no delays and am scheduled to close for a 22nd floor apartment in December. That means all the floors below me should have people living in them before then.

Does anyone know the current status of availability in the Park East Tower? I've heard currently there are 2 2bedroom McPhersons. Does anyone have any wild guess as to how many units will be put on the market after move-in? Are people who bought pre-construction planning to sell or reside?

Not two weeks ago, the only units left were 3 Lindell units. They range from 605-670 and have been upgraded by the Opus team already, so I'm not sure you would still be able to do much customization. In my opinion the Lindell has a fantastic great room and the best balcony in the building, apart from the top two super penthouses.



As for sales, I'm extremely curious myself re whether there will be any reselling. We'll know soon enough if speculators are in the mix.



Are you looking to move in mosl? I bought one of the portland units and will have a spare bedroom for rent if you want to sample the building for a while. I have to pay for the plasmas somehow.

Thank you very much for the kind offer, Tax Guru. I don't live in St. Louis but visit about once a month, and am thinking of a condo there for convenience/shameless gluttony. I would certainly be willing to take a tour at least, as I don't believe I've been in the Portland units.

You're out of town also, correct? Have you been in the building yet? The views are spectacular, you'll be very happy.

Yes, Opus let me check out my floor and the views were spectacular. There is actually a photo of the view from my unit on 25th tab of this topic. Coincidentally, underneath the photos we are discussing the prices of the Lindell units (same ones) which were ranging from $584,000 to $654,000 back in September 2005. From what I understand the upgrades are responsible for increases in price.



As for me, I plan to stay in New York a little while longer just because of the money. If and when I find good tax work in St. Louis I'll make the transition. In the meantime, like you, I will be visiting once or twice a month.

That is a nice view. Is the Portland where the construction elevators enter the building? That is a great location, you'll be very happy. If I can find something suitable, I'll have you over for a drink this winter.

Yes, the construction elevator let's you off on the Portland side. The only thing missing from the unit is a view of the Arch. So I need to make friends with somebody on the other side of the building for July 4th festivities etc.

The construction elevator is now down, and the tower crane has the self-assembly/disassembly rig attached at the top. I would assume the crane will start coming down within the next couple of days, if not tomorrow.



The windows along the sidewalk are in as well, and the sidewalk itself has been poured. The base looks slightly better with windows.

Noticed today that it appears that all of the glass has been installed on the top floors. It does look a little weird, maybe because it is all glass.



Also, what is that huge vinyl siding looking box on the top of the building? Is that to hold equipment or does it have another functional purpose?

I assume that is for AC units and elevator stuff. There was equipment of some form up there before it was walled off. Could have made that look a little nicer.
