Anyone want to guess on the % chance this actually gets built in this form? I'll Negative Nancy it at 15-20%.

Great buildings challenge - and this building definitely does that -

London's great skyscrapers are given quirky nicknames to match their design, the Gurken, the Shard, the Walkie Talkie, the Cheese Grater etc...

That is my story on this project. NextSTL's post is better for sure. I'll give the chance of this being built this way at approximately 45%. The NIMBY's better not kill this.

I don't see this happening. Views of Forest Park aren't really blocked by any homeowners and most neighbors are rentals. I think this moves ahead quickly.

Yep. It's an architecturally unique and interesting building, it will certainly draw the eye when coming from the west and south.

A few thoughts:
At a possible $3/sq ft, I am struggling to understand why they "need" a 15 yr tax abatement (10 yrs @ 95% abatement, 5 yrs @ 50% abatement).
The avg property tax bill for an apt here will be ≈$300/yr. The City avg property tax bill is $900+/yr.

This is some of the most prime real estate available in the City. At the rates they are taking about charging, why are the City/Alderman Roddy/SLDC being so generous with the incentives? This is a great chance to realize some immediate benefit to the City of the popularity of city living and the resulting development boom. Some of the recent credit downgrades for the City have specifically referenced our high level of incentive use and the resulting inability to recognize enough short term tax revenue from the developments.

Also, the folks living in Park East a block away aren't going to appreciate the obstructed view of Forest Park.

Sounds like more Nimbys here than in the CWE.

PostDec 09, 2016#35

Considering that the same company owns most of the properties around it... there is no view from homes blocked... there Park East Tower was built just a few blocks from it. I see it rising soon.

Doesn't CWE form base coding, if I got that right, essentially help a project like this rise or be approved without a lot of pushback or legal basis for opposition? In other words, zoning already lets the city legally state that we want and have already pre-approved a tower of this size for this site.

Love it Gary! Was just going to share that Jeanne was over the other day I said, "Hey, you should really design a tower for St. Louis." She glanced at my photo display and winked (not really, of course):

I think this is exactly the kind of world class project that the CWE NIMBY's wish they always had. I see this one being fast-tracked as well. Also, it helps that it's south of Lindell. The Opus project (Citizen Park) being north of Lindell subjected it to greater scrutiny. The Orion and The Euclid didn't seem to cause as much uproar.

Does 385 feet for 36 stories seem a bit short to anyone else on a per floor basis?
The Plaza in Clayton: 13.6
Park East: 12.7 feet per floor
OPOP Tower: 12.5
Chase Park Plaza: 11.5
One Hundred: 10.7
Mansion House: 10.2

Perhaps it won't make much of a difference, but it seems a bit on the shorter side for a project of this caliber. Maybe the outward slanting floor-to-ceiling windows will make the ceilings look and feel higher than they really are.

Yes. When I saw the number, it seemed small to me too.

What is that? 8 foot ceilings - maybe 9" in the living unit?

The numbers could be different on Monday. It should be 400 feet tall for height per floor so the residents don't feel crammed.

Have you gauged neighbor support for this project? I'm extremely concerned that the NIMBYs will kill it or that it will fall into the usual 'delayed for years and then forgotten about' cycle that is St. Louis. What are the odds that this actually gets built without it being completely redesigned or scaled down/back?

All the more reason to attend the public meeting to express support for the project. The city belongs to ALL of us, and our voices deserve to be heard too. I think NIMBYs will have less of a problem with the tower considering its location, surrounded mostly by apartment buildings (not condos). And this point needs to be driven home loudly... it's either this or a PARKING LOT.

The NIMBYS should be happy that they won't have another parking lot in their back yards. They should support the project. It's the people in the Chase Park Plaza and other building surrounding this site that will probably be against it. Why? Because the people who live there will possibly think their views will be ruined and apartment rent goes up.
