When Mckee and others talk about the 22nd Street interchange, is that referencing the part of the street just west of Union Station that's a mess of ramps towards I-64? Will we be seeing the street grid restored there?

This is the Union Station TOD near 22nd St. McKee's 22nd St. Plans I've seen look almost exactly the same. I don't know if phase 1 will be just the infrastructure or if it will included buildings yet. I know the full interview with McKee and Jaco will be Saturday on Fox2.

The final plan is to zone the land immediately west of 22nd st. for residential mid-rises.

At first glance, I like it. Two parking garages on opposite corners concerns me though. Mid-level high rises in that area would be great. When was the last time residents were in that area, Mill Creek Valley?
Is that image Clark Street EAST of The Union Station shed? Not the 22nd interchange.

From what I've seen (both from McKee comments last night and Rainford comments this morning) it looks like infrastructure only.... basically the 22nd St. interchange, streetscaping Cass and Jefferson (including a road diet for Jefferson down to 4 lanes.... nice!), re-building a street grid around the I-70 bridge, security cameras and lots of demo. So basically streetscaping, lots of cameras and lots of demo for Phase 1. Rainford said McKee still has to get out there and get businesses to commit.goat314 wrote:

As for the stadium discussion, it doesn't sound like there is any news here other than he'd like to see it happen some time.
Agreed that nothing so far is too exciting, but there's some good stuff and necessity there.
Demo can be a dirty word around here, so that's the one negative, but without knowing what is being demo-ed, it's hard to judge. The hope obviously remains that McKee is lining up good businesses to fill the space.

In this case, if demo is of the current interchange and remnants of the parkway to get the new blvd & street grid back in place it would be a good thing. You got a few bridges and good amount pavement that needs to go to make it happen.

Who's going to live here? What is going to anchor it? A college campus similar in size to SLU Law or STL College of Pharmacy? Some offices (unlikely)?
Why does it need an anchor for people to live there? There's Wells Fargo. SLU and Harris Stowe are both close. There's a Metrolink stop very close at Union Station.

If downtown is going to keep building residential at its currently proposed rate, it might be getting overbuilt. It's going to need to give more students/workers a reason to live there. Maybe if the units are affordable for someone working retail, then it could house the people who work at the stores there.

Downtown cant build residential units fast enough and if enough people choose to live downtown hopefully companies will start moving back to the city.
I will agree that downtown needs a wider range of prices. Building more units in the $500-$700 range would attract a whole lot of students and local young people that currently live in the burbs.

I hope you're right. But yeah, there need to be more affordable units in the neighborhood. The Arcade will have a few floors of affordable units. Where else? Chemical and Roberts are market-rate. I don't know for sure of any other affordable units proposed downtown.

I suppose there is zero chance that the new 22nd Street highway overpass and ramps might be something aesthetically interesting, or at least something better than the typical new highway-gray concrete and steel overpasses, w/ black railings and lights along I-64 (see Jefferson Ave). ^ looks like it revolves around West Downtown street grid & Jeff Ave more so than the interchange itself if I understand the flyer right. This really sets up nice for a BUILD Grant even though the biggest problem is Feds have gone all in on building non descript freeway interchanges for rural bypasses. You never know, maby St. Louis can snag some added funds for Jeff Ave and West Downtown if the tie it to NGA and stadium.

A pedestrian overpass over the railroad tracks at 22nd would really complete that.
Those plans just cut out part of the unpleasantness of walking/biking from downtown to the south.

^ That would be nice...but there will be a protected cycle track and ped improvements (the dotted yellow line) that will bring folks down from the MLS area, across Scott Ave and then across Jefferson (and the railroad) to Chouteau. It’s already been funded and should largely accomplish what you’re suggesting here even though it’s not as direct.

Lots of ramp work has been completed and I believe the Ewing overpass reopened this weekend. The Market 3000 ramp will soon be demolished and it looks like the new 22nd Street is getting paved:
