Really? So from two pictures of a 30%-40% completed garage, you can now declare it structurally unsound and will not last longer than ten years? Where did you get your engineering degree from? I'm just curious....

Nope, they are spending a considerable amount of money on what will end up being a very nice garage to only see it fall apart in 10 years and have to build another one. Gimme a break. As UE stated, the garage is only in its initial phase of construction. I'm surprised you didn't make the comment that it does not look very secure either. I post these pics as I think it is really interesting to see how these projects all come together from what used to be bombed out buildings, not to rip on unfinished product.

I recieved an update from Loftworks on the progress. Here are a few snippets from the email:

---------------------------------------------

" The masonry restoration is nearly complete and the first floor storefront has been rebuilt and now waits for the windows to arrive. Windows are being installed and all should be in by mid-July. New sidewalks will be poured next week."

"The build-out of the homes continues on the 1st and 2nd floors. All of these lofts should be complete by mid-late July."

"Pre-drywall inspections are now happening on the third floor. These homes should be ready for closing in mid to late August. We anticipate the fourth floor to be ready at the end of September and the fifth floor at the end of October."

"At this point three homes remain unsold. We anticipate the remaining units to move quickly and we hope to have the all the units sold and closed by the end of October."

-----------------------------------------------

Only three units remaining months before the building closes out is phenonminal. I've got to give Loftworks credit for churning out another great project.

Only three units remaining? Wow, that is quite impressive. And to think I was originally thinking that the locale of Moon might be a small challenge. This location might actually prove to be a bit more desirable as it's tucked in a nice fairly quiet spot, yet still has good visibility and you can still walk to everything downtown. Plus the building and units are shaping up really nicely. You are right UE, Loftworks seems to have the product and reputation to continue to sell out all their projects.

Things are really shaping here. It's hard not to stop by the building but I usually make it down at least once a week. Word is in that my unit is complete :D :D Walkthrough and closing soon to come :) :)

Have all second floor closings been moved back a week? I haven't heard from Loftworks, so this may be a rumor. If anyone can confirm or deny, I would appreciate it.

All second floor closings I have heard of have been starting on July 17th. If that has changed then maybe they have been moved back a week. Otherwise they are the same as they have been for a month or two.

Also I have heard that multiple units on the second floor are complete as of now and the only reason they haven't begun closings is they want to finnish up the bottom floor of the parking garage for use by the first wave of residents as well as clean up all other common areas. Loftworks apparently doesn't like to force people to move into an incomplete building w/ no parking just to save a few bucks. They care about their reputation.

It sounds like this project is progressing nicely - I think it speaks well for LoftWorks and their ability to complete future projects such as the Syndicate.

I've been very impressed with the work Loftworks has done around the city. They did the Printers, and my cousin loves her loft. Very good craftsmanship.

Speaking of the common spaces I had a chance recently to check out the progress and must say it is really looking great! As you enter through the breezeway you will have these big picture windows that display the building's mechanical systems. That's after you have already passed the two mini garage doors which allow the retail space to have an open air feel and the steel sided walls (kind of like the enrtance at Crate & Barrel). So once you get into the building, there is this cool vertically curved wall that comes down from the ceiling and looks like it will frame the residents mailboxes. If you make a left and head down the hallway you get more windows that allow you to look back through the mechanical room and back out to the breezeway. Couple all that with the timber ceilings, columns, and exposed brick and this makes one cool impression upon first entering. And I must say I'm jelous of those patios that the garden lofts get. They're huge spaces and would be great to have that to hang out in. Can't wait to see this all come together.

Congrats!!! You are the the first closing. You've got the building all to yourself. Enjoy.

This is actually kind of amazing seeing how far this building has come in such a short amount of time. Great job Loftworks!

Sorry for all the photos but can't help myself. And promise will get some interior shots soon. Here are a few more photos showing the exterior progress from today. They have started painting the baclonies, have poured the concrete patios for the garden lofts, primed the north window frames from one of the garden lofts and have now framed a few of the baclony doors. These doors will be really nice as there will be two additional sections of glass, one to the side and one above the doors, allowing light to come in from floor to ceiling.

My wife and I are closing on our unit this afternoon. Unfortuantely, at our walk through on Wed., they asked us to hold off our Sat. move. So we are headed to Res. Inn on Jefferson until Wed. We have the corner unit #103 that has the 2 garage doors and full patio. The unit turned out awesome. Can't wait to move in. I believe that the other person that already did his closing is also at the res. inn. Is this considered the annex to Moon Bros?

For those of you that have condos here, what units are you are you located in? Again, we (Chris & Cori) are in #103. Feel free to bang on our garage doors and introduce yourselves.

I am in unit 203 (Tim). As I said in my last post, I am very happy with the way the unit turned out. There is , however, a lot of work to be done to the building and garage before I feel it is liveable. I am probably going to hold off moving in for about a month so that the builders can get a few more things finished.

Not complaining, but it would have been nice to move closings back a bit while more progress was made. Anyway, we should have a great new residence soon!

^That position is understandable. But for people who's rate locks are about to expire/cost them a fee, they may wish to close quickly and wait for the rest of the building to catch up.

I'm really jealous of you guys and can't wait to move in myself.
