I believe that building is for sale.
I agree with cityguy about pushing closing dates back, however, my wife and I are closing on our house today and do not feel like we want to rent for a few short weeks. We are in the Res. Inn as it is, with everything in storage since our move-in wasn't happening for several more days.
Loftworks was nice enough to arrange that for us
When we originally sold our house, our prospective move-in date was July 1. Obviously that has been pushed back. While our move-in is not ideal as there is construction everywhere, we are still excited to get in and get our stuff situated.

A friend told me he saw an overnight security officer, @ the Moon garage, that LoftWorks has hired until the garage/building is entirely secure. This is VERY smart on Loftworks' part and yet another nice ammenity for those who are closing on earlier units. =D>

Got an appraisal question.
For those of you that closed, how did the appraisals go? Usually it seems that no matter what your purchase price was or how many options you did, that the appraised value is almost always right at or just above the purchase price. Did anyone's appraisal happen to come back at a much higher amount than the purchase price?
I also wonder which projects the appraiser used for comps? For example, if they used King Bee, not good as those are more unfinished units and sell for less. But if they used The Ventana, Printer's, Ely Walker, Railway or Annex, then better as they are more comparable and sell for a bit more.

^Is that the particular appraiser your lender used? Did you go through Loftworks via Wells Fargo to obtain your loan or through an independent broker of your choosing?

^That is correct. No, didnt go thru Wells via loftworks. Actually have a independent broker.

Can the appraisers even use other pre-construction buildings for comparisons? I mean, how would they know the market value of yet-to-be-finished units? It seems like they'd used already finished buildings with multiple resales under their belts. I'd think Printers would by far an away be the best comparison since it too was a Loftworks project and therefore has very similar finishes. You are probably right about not being able to use pre-construction. I too thought that Printer's would have been used as a comp for sure. Seems like 2020 is a bit of a distance away when you have so many others closer by. My appraisal at Printer's when bought new on 12/05 used Terra Cotta, Jack Thompson Square, Knickerbocker and another unit at Printer's for its comps (just as a frame of reference).

^I agree 2020 is not an ideal building to use for comparison. Did you go through Sandi from Wells @ Printers as well? If so then the appraiser will likely use the same benchmarks again.

Funny how it works out like that, isn't it?
There was an article in the WSJ just last week about how banks are getting in trouble now in parts of the country, because their preferred appraisers came back with appraisals that happened to match the purchase price, when in reality it was an inflated "bubble" price, and the property really wasn't worth that much.

I did use Wells Fargo for Printer's but not Sandy, I will however be using her for Moon. I have also noticed that not all appraisers are created equal. Some may over inflate the price and some may under inflate the price. I have seen some appraisers in the DT market who did not even know what a parking lift was. Give me a break.

I have a friend who is doing some of the construction in the Moon Bros. He said they had to hire a security guard because things kept getting stolen from the site at night.

^So what you're saying is that loftworks hired a security guard because the building/garage is still insecure and they want things to be guarded.....Sounds exactally like what I said.

But whatever. The building is going to be great when it's finished. The guys I know on the crew are top notch.

99% sure they were just walking onto the site and stealing copper/tools. That has been getting really bad at pretty much every construction site around the city. The inside of the building itself has been alarmed as long as I can remember and even if they broke in before the doors were installed, the police would get there pretty quickly.

Just got off the phone with Loftworks and no, there has not been any break-ins into the building and the security guard was not hired because tools were being stolen. The security guard was hired for the sole reason to watch over the residents vehicles until the parking garage is complete.

Would they tell you if something had been stolen or broken into? Probably not unless it directly affected on of the residents or was seen.

A group has been created as a neighborhood association for the Moon Brother Building. This is very common practice for neighborhoods within the City of St. Louis. Please join the group. You will have to use you real name along as post your unit number. This is how we will filter out those who are not buyers at Moon Brothers. The group will be private and only other buyers will be able to view you info so you have nothing to worry about.
We can then discuss all issues that are relevant to use without outside intervention, as well as begin to work together and get to know all of our neighbors in a place that is a bit more private than this open internet forum.
We can still post any update here or answer anyone’s questions, but the bulk of the info about building current events should be our business and no one else’s unless we as a group want it to be.

All I can say is that my relationship with who I spoke to is very very close. I have no reason to believe they would not give me the true scoop. If you choose not to believe it I can't help that.
Let me chime in on the latest subject here. First, it's good that UE set up the private Yahoo group just for Moon buyers. That way we can discuss things that pertain to every day living within the building and with each other that would probably really bore the general population here. Does everyone really want to read about a reminder to break down your boxes before you put them down the trash chute for example? Or setting up a group to plant flowers on the rooftop deck and who is going to water them?
That being said, I still want to keep this forum open to all and will still post updates here as well as progress pics. I love reading other forums and seeing how things progress there and think it's only fair to do the same here. There has been a couple of people rip on stuff that they really didn't know much about, kind of irritating but all you can do is correct misrepresented statements. One guy ripped on not having any bollards on the unfinished garage and one guy tried to make it out that robberies were happening on the premises. Well, there are now bollards in place in the more finished garage (which is looking great) and the robberies was a false statement that should never have been made. But other than that all input here has been very positive.
So there is a use for both a private and a public forum and I will utilize both. So here is an update. Moon is looking better than ever. All new sidewalks have been poured. About 5 different sections were cut out along the sidewalks to plant trees and hopefully they will go in soon. A few more store front windows have been installed and they look great! The garage is coming along with the security fencing starting to get assembled. The fencing is kind of a metal grate material and I think they are going to plant vines that will provide a nice look for coverage along the Delmar side of the garage. The patios for the garden lofts look awesome and are huge. Trees have been planted there as well as in the dog run area. An additional patio area has been poured there too. The building is really starting to take an intimate warm feel to it. I will post updated pics soon. And I will post pics of my unit once it gets further along. It is still only in the framing stage.
I have bumped into a couple of buyers that have closed recently and they were quite impressed with the finished product as well as their dealings with Loftworks. That's it for now.

Here are a few progress pics. The first two photos are of the entry hall where the residents mailboxes are located.
The other 6 photos are pre-drywall shots of unit 401. It's a 2 BR, 2 BA, northwest corner unit with west facing balcony. The space is still pretty raw but it's starting to shape up.
