I know the shorter building is in much worse shape than the high-rise. Even the high-rise has issues on the uppermost floors (mold, trees/plants growing on the roof). Lobby space seems maintained since you can see it from the highway.
^ Wishful thinking on my part, but take the Millennium & the parking garage between it and BPV and IMPLODE it all. Start with a clean slate for BPV East. Talk about an ideal site for Corporate HQ, new residential and a future JW Live Marriot overlooking the Arch w a spruced up 7th street corridor w straight beeline to upgraded Convention Center.. I'm assuming BPV Phase III 2CW will be announced soon & maybe, maybe some additional office in northeast corner (ok, more wishful thinking). But going all in on BIG after Cardinals win world series this year.
Definitely wishful thinking, especially since the Cardinals no longer own Stadium East, but it's exactly what I would like to see happen too. I'll add the Shannon's parcel, it would be nice to get a new building built up closer to Kiener and Citygarden. Plus, it's right along the new 7th Street improvement that's coming. Here's a little map I threw together really quick. Just spitballing really. Blue is residential, red is office and turquoise a hotel. I thought a hotel looking into Busch would be cool. I also believe the Gateway Arch directs folks to park in Stadium East when coming by car. As much as we hate garages, a new garage along Memorial (maybe where the shorter Millennium tower is) with residential on top could provide that garage parking some folks are always b*tching about the Arch not having. Maybe an additional pedestrian bridge could connect from a hypothetical garage into the park. Anyway, just some ideas.

As much as I would like to see this building developed in some form or fashion, it is really starting to become an eyesore not only the City, but also the Cardinals. The weeds growing on the roof are very visible during Cards games on camera. It is also very visible from the seats in the stadium. This property has to be a priority for everybody Downtown... Same with AT&T.

If an Enterprise move were to come to fruition, that would be a win-win for Downtown and Clayton. The Enterprise property is on prime real estate. It would developed. We'd also get the Millennium property done. I hope this rumor has teeth, but it seems like a bit of a stretch, especially after the rental car industry took such a hit with covid.

Until recently I didn’t realize the hotel building goes under and into the office building on the corner there but when you look at the topography it makes sense

I could see Enterprise brass being more interested in Downtown. The STL City SC project may have opened their eyes to the potential Downtown. It would be in their interest to support it. I'm not sure of the difference, but could Enterprise sell their property in Clayton for way more than the purchase price of the Millennium property? If so, that extra revenue could be put towards the building of a new high rise on the riverfront. If this rumor happened to be true, this could be a HUGE momentum builder for Downtown, especially in that area with future BPV phases in the works.

Just feeding this rumor because why not...but remember that large office tower next to the federal building that was left in one of the stadium renderings?
I’m not really buying this. However, the Taylor’s are about the only major family in this town willing to splurge in the urban core…so if it’s anyone it probably would be them.
And I would imagine they could make a pretty penny off the Clayton campus should they sell it.

I've always thought the Millenium tower was prohibitively expensive to rehab due to mold and its circular build.
But I hope this is true; my god, it'd be incredible for downtown and for the city.
If true, I would love to see extensive renovations bring the complex somehow closer to 4th Street and add some pedestrian engagement with retail.
Maybe, just maybe, with this and Ballpark Village, and other projects such as the apartment conversion across from Busch, we can finally - finally! - see that wretched east stadium garage come down for something truly impactful and landscape-changing in the heart of downtown.

Still now you got me thinking about the possibilities for the current Enterprise campus. I would rip everything down but the garage along FPP, extend the existing street grid from across Brentwood Blvd, and add a walkway connecting the Clayton Metro station west to Brentwood Blvd. Subdivide the property and build it up as an extension to downtown Clayton.

Literally the same exact thoughts I had. ^ I don't think Harv is talking about Trader Joe's...they didn't buy the old Family Courts building. Enterprise did.
