It is nice to see the frontage is right up to the streets, but I assume that the main entrances will be from behind where the parking is. Hopefully a good design will be in place to ensure that there is a good streetscape and pedestrian friendliness.

Assuming Target is more likely than not to be of the major retail tenants, what other big box chains are likely to find Midtown/SLU/Ikea an attractive location?

^ I'm skeptical a Costco would fit the area demographics and likely not that site plan, but otherwise it would seem to be a logical partner with an IKEA/Target power center. But that would be nice!

The biggest spot shows 80,000 sq ft. On the small side for a Target and way small for a Costco.

I suppose one or two of those spots -- maybe the Vandeventer fronts -- would be attractive for chain restaurants. Not everyone coming in from the Springfields of the world is going to want to eat horse meatballs.

Both Schnucks and Dierbergs big stores are about 80,000 SF,

Targets are 120,000 to 170,000, City Target (the new concept with just a few locations) is 80,000 to 100,000 ....hmmmmm...

Walmarts are 90,000 for the small "neighborhood" markets, up to 200,000 for supercenters

If a grocery goes in it will most likely meaning the end of the store in Midtown Marketplace

This may make my wish to move the Grand MetroLink station north underneath Forest Park Ave a little more difficult.

Some new Targets, no "City Targets" are near 80,000 sqft.

I'm just glad to see some sort of movement even if all it is right now is a pretty PDF. That Federal Mogul site is becoming a real eyesore.

This made my weekend/month! I've been hoping this would get back on track since the Cortex/IKEA rumors.

If the Cortex area grows (as we envision) I can see a 6-7 story residential tower and a garage or two rising on the parking lot.

I am happy for more development in the city - especially in this dead zone, and I believe all of the planned development just north of I-64/U.S. 40 could spark economic growth just south of I-64/U.S. 40 as well.

My only beef is with the design. I don't mean to be a buzzkill, but can't they squeeze in some residential - just maybe 100-150 units? On-site residential could even give more support and sustainability to Midtown Station. Couldn't Pace, which built The Boulevard, create a more urban big-box center? I'm afraid of this place could end up looking like Gravois Plaza.

I could be wrong, but I suspect residential wouldn't be allowed at this site due to environmental contamination.

I'm curious whether anyone in the industry could help translate this document. When a promotional piece lists that a "major tenant" will be in a space, does that language speak merely to the kind of tenant they hope to draw... or does that language imply that they already have a likely tenant lined up, and that said tenant is "major" -- as in a big-league tenant next to which you'd want to be?

The City Target that just opened in Downtown Portland, OR is 89,000 sq.ft. So it's definitely in the right ballpark.

Can a Boyle or Sarah Metrolink please happen now? I guess I should resign myself to it being Boyle and not Sarah. Although I still think Sarah could be a better location (certainly for Midtown Station).

Also, it's interesting that the rendering describes The Grove and FPSE as two distinct areas. I'd never thought of them that way. It actually kind of makes sense.
