The sad part of all this is that the entire block as an entity should have been a solid, dense, urban hotel and office development all facing street side with retail along Brentwood Ave. Instead, you get reasonable street facing hotel development next to the University Tower which is a manageable, walkable distance from the Richmond Heights metrolink station. Next to it is the low density, strip mall mentality development that Sansone offers the region.

Mullenix said that when that deal goes through, Equis would move forward on a separate hotel at 8060 Clayton Road, now a vacant lot at the southeast corner of Clayton Road and Brentwood Boulevard.
Mullenix said Equis plans to build a 200-room, $45 million hotel there, likely under the Marriott flag. The hotel would also include a 450-space parking garage and restaurant. Equis hopes to begin construction on that project before the end of 2017.

Can't help but think that a Boulevards like development fronting Brentwood and wrapping around the south side of the hotels & university tower would have fit very well and could offer a good pedestrian access to Richmond Heights metrolink station.
The other thought trying to wrap around my head is where hotel rooms are being added right now. Brentwood Drury Inn, Richmond Crossings breaking ground and now the second Main & Main and the Fountains hotels move forward. Wouldn't be surprised if a hotel development to pop where the burger king on Brentwood & once was The Boulevards phase III or even on the south lot of Galleria.
However, Outside of downtown convention/sports driven hotel rooms being added to make for lost rooms their hasn't been as many hotel rooms as I thought would have broken ground by now in either Clayton CBD and or CWE/Cortex area by now. Starting with the Aloft or Drury finally making a move on Kingshighway.. Heck, I thought Clayton CBD Westin was a given once it was floated as a proposal for one of the city owned lots..

I contacted them and they stated that the hotel could be an AC Hotel. They are in discussions to make it official. They are not sure of it being this but they are in “final negotiations”. About time that this is happening. I guess they won't be pursuing an AC Hotel anymore. The design is an improvement. I would be willing to bet they are going to choose either a Marriott or Hilton Hotel for this as that is what Equis has been developing recently. But what brands in which, I don't know as this is a "upper upscale" hotel. I can't contact the woman inside of Equis as she quit her job and moved in the Spring, so bummer there.

If Equis could buy the buildings, I'm not sure if they would building something else there. If another developer came along and gave it a shot, then I think a deal could be reached to rent some spaces in the garage. The hotel proposal is back. A sign from Boudoures is now at the corner and going to their website reveals a 10-story, 210-room Tempo by Hilton hotel. Building features a rooftop bar and ground floor restaurant that can be leased as one 14,100sf space. Parking would be in neighboring garage. Listing also says it could open in Q1 2025.

^ Yep, I guess a big part of it is communities sometimes act or have the mentality of beggers can't be choosers. Can recall a pretty dense mixed use proposal surrounding University Towers w structured parking garage in the middle (ideal rooftop garden/park/pools and or solar panels in my mind) once upon a time. Frist, the second hotel failed to come together, properties I don't believe were ever acquired and then eventually the non descript bank branch on a corner made for mixed used. The Boulevards faired better but still the thought of phase III rendering with tower anchoring once upon time. is disheartening.
