There is already a Residence Inn on the eastern side of I-170
Sorry, I meant Homewood Suites (or one of the dozen or so other versions of the extended-stay suite concept).



Edit: I see, it is to be a Homewood Suites by Hilton. They just call it a Hilton in the promo material because it sounds better I guess. :)

Mike Mullenix and his brothers' Equis Hospitality Management LLC already are building a Homewood Suites by Hilton north of The Boulevard, and are lining up financing for a Westin near the Homewood.



The Hyatt Corp. says its new hotels will feature such things as pillow-top mattresses, in-room media centers that include a 42-inch flat panel, high-definition television and complimentary Wi-Fi.

Mike Mullenix, CEO of St. Louis-based hotel development firm Equis Hospitality Management, said Grand Center officials approached his company to make a bid, but he declined. Equis formerly partnered on Pyramid’s efforts to bring a Hyatt Place to Grand Center. Mullenix said all of his efforts are focused on securing financing to build a second hotel across Brentwood Boulevard from the Saint Louis Galleria. Construction is under way on Equis’ Homewood Suites by Hilton at Clayton Road and Interstate 170, and Equis is trying to get financing for a Westin next door.



“Right now I don’t want to put any resources toward something I’m not confident can get financed today,” Mullenix said. “We have good, cash-flow-positive hotels that we’d love to refinance but we can’t. Hotels are perceived as high risk.”

I wonder who is going to get financing together first. Westin Hotel at this developement (Has the development been renamed to University Village by Sansone?) or the hotel for Phase II of Boulevards on Brentwood. Would like to see both happen soon and more of an effort to accomondate pedestrian traffic to Richmond Heights Metrolinkd station. However, not sure if filling the corner of Clayton & Brentwood would be more favorable the getting the old Blockbuster torn down for Phase II. Hate to see both hotels get held up.

Was Sansone's original plan, posted as Unverisity Village on their website, to have retail at this corner?

I thought this would make a great space for additional office space if you could tie it into University Tower - More density and mix use. Maybe a LEED certified building and redo the parking garage with a rooftop garden/court. Transit and freeway access. Unfortunately, I don't think Sansone ever developed anything other then a box store or strip mall. I believe they were also trying to put another strip mall where Burger King sits on Brentwood.

In September, Mullenix said he purchased another 27,000 square feet of space at the project site for the planned $5 million parking garage. “We are committed and ready and are scouring the country for lenders; it just does not exist,” Mullenix told the council. “The ground is ready, we have purchased the parking lot property and could build the garage, which will complement any other redevelopment within that property area.”

This parking lot is now torn up and surrounded by a Clayco construction fence. Looks like this project is back on.

Is this still going to be a garage in anticipation of "other development in the property area." Is that the state of affairs we've reached: building garages in anticipation of development, as opposed to building them to relieve extant parking demand??? Did the fact that they had to "scour the country" to finance this garage not suggest that maybe it's not necessary?

I can't see any scenario where a garage would be built without the new hotel. The lot was sparsely used.

It's kind of unfortunate to me to see a new hotel here and not in downtown Clayton. I'd much rather see the added tourist/business travel population help revive and enliven the streets of the CBD. Maybe this development will finally push Richmond Heights to create a more pedestrian friendly Brentwood blvd.

^ I wonder if this might possibly be announced as the d*cks Sporting Goods store that was suppose to anchor phase II of The Boulevards (where old Block Buster store is)

Which gets me to another question(s). Wasn't this site part of a Sansone's development project and separate from the Main & Main and The Fountains? Or was Sansone family brought in to develop the retail portion of this development?

I definitely undersatnd that The Boulevards is a competing project and thus the speculation that a tenant got poached as both projects essentially stalled.

Whats the deal with those three crappy frontage buildings that look to remain after the build out. This development could be a bit more palpitable if they would at least build a new two to three story mixed-use complex along Brentwood to mask that hideous garage. Does the developer not have ownership of those parcels or perhaps they intend to build there in future stages. I didn't see anything specific in the plans.

Bank Branch behind Parking Lot | The Boulevard North
The new plan is for a First Community Credit Union. Note that the existing buildings -- new and old -- all share a common setback line at the sidewalk. But it now looks like Crate & Barrel will be joined by a suburban bank branch behind a parking lot to mark the intersection of Brentwood and Galleria Parkway.

Equis Hospitality is in discussions with all of the major hotel brands to finalize the development of a limited service hotel in the Richmond Heights and Clayton area of St. Louis, MO.

The property will be located on the corner of Brentwood Blvd and Clayton Rd. It will feature approximately 200 guest rooms, ballroom space, a 450 space parking garage, and a third party restaurant open to the public. Equis currently operates the adjacent Homewood Suites by Hilton St. Louis Galleria that has performed exceedinly well despite opening during the most recent economic recession. The depth of demand in the immediate market, along with high barriers to entry and limited new supply, will help anchor this hotel as a trophy asset in the St. Louis region.

Working closely with the City of Richmond Heights, Equis has been able to secure significant public assistance to help finance the construction and development of the project.

Equis expects construction on the Lot A Hotel to be begin before the end of 2014.
