The Midland Office Building, which will be redeveloped by Cordish into apartments, is advancing with a new name. It was previous called "Saxon at the Midland", but the new name will now be "The Midland Lofts". Seems more fitting if you ask me: https://www.midlandloftskc.com

The City of KC has also put out a RFP for a Design-Building for the reconfiguration/redevelopment of Barney Allis Plaza. Man people are excited for this as the current Barney Allis Plaza is quite depressing and sits above the street some. It's also vastly under utilized. Unfortunately, parking remains here, but it is what it is. Here are snippets of what they want...
The Plaza is expected to follow the grade of the existing sidewalks and allow for at-grade pedestrian access. The goal of the Plaza is to make it a usable urban park that can be both visually and physically accessed from the road and sidewalk.

c. The Plaza should have public internet/Wi-Fi. 
d. The Plaza must have adequate lighting to have a safe environment at night. 
f. The Project must include sidewalks on all four sides where at a minimum there would be an unobstructed 8-foot wide pathway for ease of pedestrian traffic. The sidewalks must include the 8-foot wide clear pathway and the required streetlights, street trees and other amenities.
i. Within the next three years, KCATA intends to install a bus stop along 12th Street. 
4) Event Plaza. The Event Plaza should be a flexible space composed primarily of durable hardscape materials and some minimal landscape features that do not limit its overall use. The Event Plaza will be the site for large events, such as festivals, corporate events and performances. It may also be the site for any large-scale temporary installations, such as Public Art or an ice rink. The Event Plaza should be load-bearing and accessible by vehicles for load-in and load-out. The site should be able to accommodate tents, temporary stages and barriers. The Event Plaza should have nearby access to event power (225 amps), duplex receptacles, and hose bibs for power washing. Nearby staging areas for food trucks and/or kiosks should have access to power. The Event Plaza would preferably be in direct proximity to the Event Lawn. Storm drainage must stay above the Roof/\Lid, and not penetrate the Roof/Lid.

5) Program Spaces. Program Spaces will be activated by the Plaza operator with games and social events. The area should accommodate considered uses - such as bocce, ping pong, foosball, chess/checkers, or a reading cart – as well as spontaneous uses, like picnics. The area may incorporate hard or softscape ground materials that are durable yet decorative, such as artificial turf, pavers, crushed granite (stone dust) and decorative concrete. Program Spaces should have access to duplex 20amp receptacles, water fountains and ample seating. Storm drainage must stay above the roof/lid, and not penetrate the roof/lid.

(2) Play Space. Successful and popular play structures today offer a level of adventure and managed risk for children. Within the parameters of safety codes for surfaces, fall zones, etc., elements such as climbing walls, slides, interactive water features, elevated walkways, and other play structures will be a significant draw for families to the Plaza and help make it a destination park. The play structures should appeal to youth from toddler-age up to middle grades. Depending on the type of structures, the Play Space does not necessarily need to be in an enclosed area. The Play Space will be an enclosed area with one entrance (two maximum). Artificial turf and padded surfaces enhance both safety and aesthetics. With water features, care should be taken to avoid surfaces that can become very hot in the sun, as many children will have bare feet. The Play Space should be in close proximity to or include a family restroom. It should include areas of shade, access to duplex 20amp receptacles, and ample built-in and movable seating for both adults and kids.

4) Food & Beverage Facility. A full-service restaurant is not intended for the Plaza, though the Plaza will be equipped to offer a modest food and beverage program, i.e. a coffee, café or grab-and-go kiosk. The facility should meet the minimum requirements to be granted a liquor license, establishing the full Plaza as a liquor premise for larger events. The food and beverage facility may also be developed to accommodate the preparation and staging of catered events within the Plaza by in-house or external entities. The facility should be positioned near the right of way to service passersby as well as park patrons.

1901 Vine - $18.1 million
80 apartments, 17,500 square-feet of ground floor retail space and a 98-space garage. This will be the first phase of a total of  ~$70 million in projects by this developer.







Second Project - McCormack Baron Salazar of STL plan. 80- to 100 apartments and 20,000 square-feet of retail between The Paseo and Vine from 18th and 19th streets (vacant lot across the street in aerial above). Same dev as the Monarch apartment development at 1851 Paseo and appears to be the same design scheme.

^Even though that's an early on design and rendering, it looks like a tan version of the Waldo Ice House complex. Still though, it's a good project for the neighborhood.

From a development map provided by the upcoming Grand Place project, depicts a plot of land currently a parking lot slated to become a mixed use tower with 500 apartment units and 250k of office space. This could equal a tower at least 12 stories to as high as 23. I haven’t come across anything on Kcrag or the web, so if something is in the pipeline it’s likely an early concept yet to be announced. Does anyone have some insight?

You can tell it’s recent due to the fact the map contains the PODIUM project.

This project, without specific details, has been known on KCRAG for the past few year. Price is the single largest landlord in the KC Metro so much more capable then the Podium Developer (who is pretty capable anyways).

Interesting find. An earlier version from this year had the Podium/FreightHouse Village renderings and not the Price Brothers details.

Speaking of aviation, Alaska Airlines will upgage it’s Kansas City to Portland route to a daily 737-800 starting this December from its initial E175.

Before hand, this route was seasonal running only a few months of the year on a regional jet. I’m not sure if this is a permanent upgrade or why but according to the airline booking portal, the flight remains daily mainline well into next summer. I wonder if Alaska will launch STL-PDX?

18th & Vine sees upward of $100M in private projects on the horizon

18th&Vine is Kansas CIty's historic Jazz District. Most of the original buildings are gone and the area today is a mixture of infill industrial, public housing, and a small entertainment area built by the city.

Project 1 The Zhou Brothers Art Center: The world-famous Chinese contemporary artists purchased an old KCPS school and plan a $20 million conversion into gallery space, artist studios, restaurants, recording spaces, performance hall, and a garden. Construction is expected to start in January or February with a 2022 completion. Future phases include new construction apartments for artists.



Project 2 - Parade Park Redevelopment: McCormack Baron has been selected to redevelop this historic, African American Co-op. A 75 unit, $15 million senior housing development will be the first phase of what is expected to be 300 new units.

Project 3 - Boone Theatre: BNIM/JEDUNN had proposed the renovation of the historic Boone Theatre. This project includes digital media lab, Black Movie Hall of Fame, YouTube studio, flexible event space, co-working space, an indoor/outdoor movie theater, pocket park, and food hub, including restaurants and food trucks. The developer expects a 2022 completion.



Project 4 1900 Vine: $68 million, apartment & retail development. This project has been posted before.

The Iconic Downtown Dennys has closed. The signage has already started to be dismantled.

Copaken Brooks owns the site and has planned this office and housing project there before. In the article, CBRE says they think something will get built there in the next 2-3 years (ha im sure🙄).

Well this kinda sucks.  Due to the bankruptcy of it's parent company, the Star will leave it's prominent HQ in downtown KC and shift its printing to Des Moines, Iowa:

It doesn’t suck. This is an opportunity I was hoping would come to pass. There are far better uses for the KC Star building then a dying newspaper. It has potential to become a regional attraction and it’s in a prime location that could turbocharge downtown. A museum, entertainment complex, mixed use venue or even an indoor market such as Markthal in Rotterdam, NL (pictured below). KC better not screw this up.

I wonder what this means for the Belleville News-Democrat, which is also a McClatchy paper. They moved their printing to the Kansas City Star (4 hours away) two years ago. Des Moines is 6 hours from Belleville. Having a deadline of 8 or 9pm the night before means no sports scores, no election results, no coverage of the State of the Union or the Oscars, Emmys, Grammys, etc.... The delays just compound the irrelevance of the printed format. No one's going to read a paper that has the news from two days ago.
