I skip the discussion but I'm not opposed to it. Gimme all the renderings tho.
I like to know what's happening across the state. It's easy enough to skip over for the folks who don't.
I just skip it. This forum is where I want to find STL info not KC.
No one else look!!aprice wrote: ↑Jul 16, 2020I skip the discussion but I'm not opposed to it. Gimme all the renderings tho.

Actually, that last rendering reminds me, I'd love some photos of the Loews at some point. Specifically the fact that it's built into a weird hill/cliff thing. I'd want to see what the street interaction along Baltimore is like, good or bad. Unfortunately the 16th street side at ground level is awful, if I recall correctly.
Large mixed use village proposed for south KC (adjacent to the Cerner campus).
https://www.bizjournals.com/kansascity/ ... pment.html
https://thegladekc.com/discover-the-glade/
Called ‘The Glade’ the 325 acre development will contain the following specs.
- 4 million square foot office campus designed to accommodate high tech services such as biotechnology, research, health sciences etc.
- A library
- A walkable commercial district
- A 50,000 square foot innovation space
- 2500 Apartments, townhomes and single family homes that can hold around 7000.
- Valued at around 1 billion to 1.4 billion
Milhaus will kick off the first round of construction with 263 apartment units.
In addition, the developer is also already in talks with a business that plans to occupy 150,000 square foot of office space.
The Glade was initially conceived in 2014 as Oxford on the Blue.
While it may be suburban, this development will bring much needed investment and amenities to an established but yet somewhat forgotten region of KC. It has potential to boost the region’s status as a research destination and with Cerner nearby could create a unique research corridor. Funny enough, councilwoman Alissia Canady chastised Cerner for their slow pace of development and delay of commercial development for the neighborhood. Maybe this will shut her up.

^Its like building a whole new town.
As for Ms. Allisa Canady, she’s no longer a councilwoman and is running for Lieutenant Governor.

This could go south for the Mayor. He’ll learn to leave this style of leadership to STL. No one does it better.
Could someone give me an idea of where the Glade will be relative to Downtown? Where would a similar location be in STL; Chesterfield?
^ The Cerner campus is 13 miles from downtown KC. Which doesn’t sound far, but there isn’t much down there. I'd say it's more similar to the Metro East. 13 miles from downtown St. Louis to the west is Lindbergh and 40, to the northwest is the airport and the southwest is Affton. Those areas (especially north and south) are all quite a bit more built up then the area surrounding the Cerner campus.

A few projects to post about regarding the Troost corridor. The first is regarding there 3100 Block of Troost. Many of these projects are underway

Elsewhere on Troost, several large projects have been underway that have led to the transformation of the corridor. While there is still a lot of work to do along Troost, these projects could all assist in making the development spread further East.

Milhaus is Planning a Apartment Development at 31st and Troost.
https://www.bizjournals.com/kansascity/ ... lhaus.html
This is in addition to their recently completed Marcato apartment project at 27th and Troost. Rents here are more reasonable for new construction which is good. It's close enough to Downtown that it appeals to a variety of people who otherwise couldn't afford an apartment in Downtown itself. It isn't income restricted. This project is next door to the 2501 Beacon Hill development. That project looks like this...
Way further South at Troost and Armour, we all know about Mac Properties's "Armour Corners" development. That should be underway soon. Renderings...
There will be many more projects on Troost as the new decade gets going so it will be interesting to see what happens. If the street has this many anchors on it, it's only a matter of time till they all connect and form a continuous stretch of development.
Honorable mentions...
1. La Quinta Hotel on Troost @ 24th.
2. Wonder Shops and Flats at 30th and Troost.
Revival of Historic Troost Commercial Corridor Continues
https://cityscenekc.com/revival-of-hist ... h-clemons/Seven buildings on the west side of Troost between 31st and Linwood are being renovated for commercial use, continuing a major reinvestment in that key one-block stretch of the historic business district.
Clemons Real Estate is redeveloping the buildings at 3108-16 Troost and 3124-30 Troost, including one of Helzberg Jewelry’s first stores. The properties are across Troost from another group of historic buildings being revived by Midtown Redevelopment Partners.

Milhaus is Planning a Apartment Development at 31st and Troost.
So Milhaus is planning two projects in the same area with a total unit count of 201 apartments. Pretty sizable investment. At a 31st Street and Troost Avenue parking lot, Indiana-based developer Milhaus is looking to develop an apartment building with 51 units, several of which would be affordable, Brien Starner, president of RideKC Development Corp., recently told the Kansas City Business Journal.
Starner said the $8 million to $9 million project would be "catalytic," together with a 150-unit apartment development Milhaus is pursuing on a property less than a block to the south.
The 31st and Troost property is meant to accommodate Federal Transit Administration, KCATA and city funds supporting transit, public parking artwork and park-and-ride uses currently on site, bid documents show.
RideKC hopes to strike an agreement with Milhaus by the end of July, upon which the 51-unit development could undergo an 18- to 24-month construction.

Urban Outfitters has announced plans for a $350 million; 880,000 sqft warehouses in KCK. The facility will become the center of their distribution e-Commerce network.
URBN struck a deal with NASCAR to acquire land at Kansas Speedway for the project. The speedway is surrounded by thousands of acres of fields used for parking during the small handful of yearly events held there. As attendance falls, I wonder if we will see more of this occurring.
This comes 2 weeks after Chewy.com announced an 800,000 sqft warehouse in Belton with option to go to 1 million+. That project will not be far from Port KC’s Richards Gerbesur where a 700,000 sqft Amazon warehouse and mega expansion of the nuclear weapons factory are planned.

That’s the number being reported by WYCO and KC Business Journal.framer wrote:$350 million? That's an awfully expensive warehouse.

I think they just wrote it oddly - based upon this article: https://www.wibw.com/2020/08/05/kelly-c ... to-kansas/
"Tim Cowden, President and CEO of Kansas City Area Development Council, says Urban Outfitters, a socially conscious company, will bring over 2,000 jobs and about $350 million in revenue to the state."
So that $350M is probably including construction costs, future employment wages, future sales taxes on all orders shipped from the warehouse, etc.

Port KC - Berkley Riverfront Park (adjacent to Streetcar Extension):
Port KC has signed an LOI for a 5 floor, 120 room "fitness-focused" boutique hotel at the Riverfront. The national brand does not have any locations in our region. The developer has spent the last few months defining the project program (amenities, features, etc). Currently, the project scope and height are being nailed down with officials.

According to Kcrag, apparently the proposed Kansas City Zoo Aquarium is moving forward. Info below quoted from the post. A San Francisco firm EHDD could be the architect
https://www.ehdd.com/project/kansas-city-zoo-aquarium
“RFP for large zoo project is out. Word is that this project will be around $75-100 million.”
"The new Aquarium building will be approximately 60,000 square feet and/or 600,000 gallons of water. B. The new Aquarium building will accommodate approximately 30-40 exhibits ranging in size from 100 gallons each to two primary exhibits of approximately 400,000 gallons each. The building will include salt water and fresh water. C. The desired date for Grand Opening of this new Aquarium is July 1, 2023. D. The primary goal of this project is to show numerous aquatic species from many biomes found throughout the world.
The architectural team has already been hired and we have just completed the Schematic Design phase. Construction for the project is scheduled to begin March 1, 2021 with completion of the project and opening on July 1, 2023. A schedule is attached for your review. An Owner's Representative has already been hired."
The exact size of the aquarium is a little unclear. The cost of the project could be more than double the cost to build the St Louis Aquarium but the size in terms of gallons is difficult to pin down. First it states 600k gallon while the following sentence tells of two exhibits alone being 400k gallons each which could put the aquarium size from around 900k to over 1 million gallons.
A full sized aquarium will be a marvelous addition but I’m curious as to where they sourced the funding especially in these economic conditions that’s leaving aquariums nationwide struggling to survive. Last time I heard news they were short by around $10 million. However until I see an official press release, I’m withholding excitement.
Thoughts?

^ Depending on if the zoo has an aquarium right now, this would be a good step up. I too am confused by the different numbers that they gave. They should be more clear about that. But based on everything else that has been seen and said, 600,000 gallons seems the most possible at this point in time. The 600,000 figure has been posted in multiple places. So I’m going to go with that option.
Other than that, the building looks pretty good.
